			<content:encoded><![CDATA[<p>I often drive through the North Beach area of Fort Lauderdale on my way to Sunrise Blvd. It is a convenient short cut to avoid the traffic on A1A. Since I travel this road several times a week, I am familiar with its small old time motels and boarded up buildings. I was pleasantly surprised to read of the renovation planed by a Swedish investor to bring this area back to its past glory but with a more modern zest.</p>
<p>According to an article in the Sun Sentinel on 7/20/2011, the city has long wanted to develop this area into an urban village. An investor, North Beach’s major property owner, has been petitioning the city to lift their ban on small hotels having cafes, shops and other ancillary businesses. <img class="size-full wp-image-655  aligncenter" src="http://inside-real-estate.com/williamkedersha/files/2011/07/North-FL-Beach-Area7-22-2011-7-59-15-PM.jpg" alt="" width="302" height="369" /></p>
<p>He has spent more than $28 million buying small motels, apartments and vacant land in Fort Lauderdale&#8217;s North Beach. He envisions a Europeanesk village where visitors and residents can walk to shops and restaurants. He would like to add these ground level shops to the small hotels as he renovates them and wants the city to improve the neighborhood streets with landscaping, roundabouts and brick cross walks. It appears that the city is moving with caution. Presently the city does not allow small hotels with less than 50 rooms to have additional businesses.</p>
<p>The bright spot in the neighborhood so far is the 62 room Royal Palms Hotel, newly renovated in the spring, which includes a restaurant /bar; a shining beginning to a long awaited restoration.  Eileen Kedersha</p>

<p>The median sales price for condominiums in the Fort Lauderdale metro area jumped 11 percent in June, with single-family sales prices rising 26 percent, according to a report from the Miami Association of Realtors. Condo sales in Broward County rose 7 percent in June, accompanied by a 6 percent increase in single-family sales compared to the same period in 2010. &#8220;Healthy sales levels in Broward County have resulted in reduced housing supply, which is indicative of a well-performing market,&#8221; said Terri Bersach, president of the Broward County Board of Governors of the Miami Association of Realtors. &#8220;Prices have now caught up with rising sales, which is a very positive sign for the local real estate market.&#8221; &#8212; <em>Alexander: </em>July 21, 2011</p>

			<content:encoded><![CDATA[<p>Realty Trac announced today that Lenders are faced with approximately 1,000,000 foreclosure related notification letters that should be sent to borrowers notifying that that they are in default, setting auction dates, or home repossessions. On the surface these delays may appear good for homeowners that are behind in their mortgage payments. Possibly giving homeowners additional time to catch up by their late payments and thereby avoiding foreclosure. However, if we will and analyze and analyze what these delays will cause, the benefits will be outweighed when the inevitable becomes reality. The industry refers to the delinquent loans that lenders have not been able to process due to the back log of distressed properties, as “Shadow Inventory ”.  Many experts believe that the housing market will not recover until foreclosures, which include Short Sales and the bank owned REO inventory are reduced to more normal historic levels.</p>
