The safest way to proceed when buying a home is to hire a realtor. A realtor works for you and should keep your interests in mind when buying a home. Just make sure to check out the realtors credentials before signing into an agreement with them. Once the realtor has been chosen, make sure you know what kind of home you are looking for. The realtor will want to know so they can look for homes that interest you. Once a home has been chosen it is best to go on a walkthrough to view the inside of the home. If a second or third walkthrough is needed, make sure to go on them. Once you have found the perfect home the next process is to make an offer. The offer will be presented to the seller who will have the chance to accept, reject, or counter the offer. If the offer is accepted then both parties enter into a purchasing agreement. During the 30 day purchasing agreement period a variety of inspections will take place to determine if there are any major problems with the home. Once all the major inspections have taken place and there are no problems to work out then the closing can take place. The closing period is the final step of the buying process. The seller and buyer sign on the dotted line and set a time for home to change hands.

Repaint the Walls

Clean or Refinish Flooring
Carpet, wood, linoleum and even tiles may need to be replaced as well. Carpet especially becomes dingy and should be professionally cleaned or replaced to give the home a well-cared for look.

Remove Personal Items
Personal touches make a house a home, but they can also prevent a buyer from envisioning the house as their home. Carefully pack away pictures and mementos or limit them to one room.

Curb Appeal

Make sure the first impression is a positive one – make sure the yard is neatly kept and landscaped with no weeds or bare patches.
