Possible Problems facing a For Sale by Owner (FSBO)

1.       Pricing the property to sell. Realtors have access to many sale comparables around the area of seller’s house that the average house seller does not have, thus saving valuable selling time and usually getting much more than a FSBO will.

2.       If you needed a heart operation would you go to a neighbor for advice or a heart Surgeon?  Same thing on a house get a professional to help.

3.        NAR (National Association of Realtors) states Real Estate people pay for themselves in a transaction in many ways.

4.       A Realtor will see that all the legal documents necessary to sell a house are used and filled out properly, the legislature is constantly changing rules, and a realtor stays on top of them reducing liability to sellers.

5.       A Realtor can almost always sell your house quicker than a person trying to sell themselves, a seller may have one or two ways to advertize, and a Realtor has many, along with thousands of other agents and people searching for homes on the different web sites who will see your property on line.

6.       A full time Realtor works on your property and takes the time to do the tasks necessary to sell it. It is time consuming, thus saving a house seller many hours of just waiting. Would you feel comfortable letting strangers into your house when you’re by yourself, a realtor always accompanies clients, so you and your house are safe.

7.       Realtors can and will take the time to see if a person is approved to buy your house, and save a failing sale at the last minute.

8.       Cost of marketing today is expensive; these costs are assumed by the realtor.

9.       Realtors are not always emotionally involved with the property and can negotiate for sellers and overcome objections easier than a private seller.

10.    Realtors are following through from the start of listing to the end of the sale, making sure all is done properly, water tests, and septic testing, surveys, (if Necessary) paper work, dealing with escrow. Title, and both buyers and sellers needs and questions.
