New Construction Stats for 2009 in Twin Falls

I have had lots of inquires about how new construction has done this last year. I wanted to get you some stats for you to look at and decide what you think:

10 years ago there were 176 building permits pulled for New Construction Single Family Homes.

5 years ago there were 438 building permits pulled for New Construction Single Family Homes.

3 years ago there were 547 building permits pulled for New Construction Single Family Homes.

1 years ago there were 193 building permits pulled for New Construction Single Family Homes.

This year there were 190 building permits pulled for New Construction Single Family Homes.

Overall looking at completed numbers from 2009 we were:

-1.55% from 2008  
 
-25.19% from 2007  
 
-52.83% from 2006  
     
-17.62% 17.6% decrease from 2005; 24.9% increase over 2004  
51.60% 51.6% increase over 2004; 175.5% increase over 2001
9.5% increase over 2003
16.3% increase over 2002    

New Family Home Sales up!

Wednesday, New single-family Home Sales were UP 6.2% in October to an annual rate of 430,000 units. New Home Sales are now UP 30.7% over their January low. The unsold supply of new homes dropped to 6.7 months as of October, with inventories at 239,000, 58.2% down from their mid-2006 peak and at their lowest level since mid-1971. The median price was down only 0.5% from a year ago and average price down just 4.7%. This is encouraging because this again is showing the the market is turning around

Housing on the Rise

According to Bloomberg News, Courtney Schlisserman, housing has risen 0.5 percent in September compared to Agusut to an annual rate of 590,000.  Single family home construction, which account for 85 percent of the market, increased 3.9 percent to a 501,000 annual rate. Multi-family housing fell 15 percent to an 89,000 rate. Again, slow movement, but movement.

Construction is still cooking!

Interesting to know…I had a comment from a buyer that they didn’t want to build becuase it doesnt seem that there has been any new construction going on in Twin Falls.  They must not get around much. Following are some stats that show construction is still happening in Twin Falls. It may be slow, but it is still taking place and will, in my opinion, start moving again soon.  It beats no constuction…

  • 67 Building permits requested for October 2009 in Twin Falls, of those 18 were new residential construction
  • 727 Building permits requested since January 2009 for Twin Falls, 156 of those were new construction. 
  • 14 new homes have been sold since October 1, 2009 in TwinFalls through Realtors
  • 85 new homes have been sold since January 2009 in Twin Falls through Realtors

I would say something is still going on. How about you? Ever wanted to build?
