FIRST TIME HOME BUYER TAX CREDIT EXTENSION AND EXPANSION!

LUCKY YOU!  If you’re a first time home buyer OR, if you’ve owned and occupied your current home for 5 years or more – it’s about time for you to collect your TAX CREDIT!

Extending the Credit – Almost There

The extension and expansion of the homebuyer tax credit is the pending business in the Senate. After a long week of negotiation on the credit, an agreement on the scope of both expansion and extension has been reached. The extension is part of a larger bill, however. A Senate vote on the underlying bill will occur in the Senate during the week of November 1. The package will then go back to the House. The House is expected to accept the Senate amendments, vote on the package and send it to the President for signature.

HERE ARE THE DETAILS of the agreement on the extension and expansion of the credit:

  • Credit available for purchases before May 1, 2010. Prospective purchasers with binding contracts in place as of April 30, 2010 will be allowed an additional 60 days to complete the transaction.
  • Credit remains at $8000 for first-time purchasers. No change to definition of first-time purchaser.
  • New $6500 tax credit for repeat buyers who purchase between December 1, 2009 and May 1, 2010. Repeat buyers must have lived in their homes consecutively for 5 of the previous 8 years.
  • Income limits are expanded to $125,000 on a single return and $225,000 on a joint return. Current law $20,000 phase-out retained.
  • New anti-fraud limitations are imposed.

The White House has indicated that President Obama will sign the legislation.

Things are Looking Good for Extension of Tax Credit for Pocatello ID Buyers

Many first time home buyers have become frustrated because the first time Federal Tax Credit will soon expire across the country.  For buyers who want to buy in Pocatello and surrounding cities in Southeastern Idaho, but haven’t started their home search yet, it looks promising that help is on its way!  According to RISMEDIA, October 29, 2009 (MCT/The Wall Street Journal) it states that the Senate plans to extend and expand the tax credit.   The passage is still uncertain, but if it passes there would be a tax credit up to $8,000 for first time home buyers and a new tax credit for some existing homeowners up to $6,500 with a new deadline of June 30, 2010! 

According to the Ris Media article, the credit has contributed to three consecutive months of rising home prices nationwide.  The full Senate and the House still need to vote on it, but it looks positive.  So, for first time home buyers it still looks good to find a home with some tax credit help.

What a great opportunity for first time home buyers in Pocatello ID and now possibily all of those who have outgrown their first home and are ready to move up in to something more!  There will be lots of details to know, so give me a call anytime, and keep checking  back here to learn more!  First and foremost, if you are ready to make a move, is to talk with a lender and get yourself pre-qualified for a new mortgage loan.  The lending process can take an average of 21 to 30 days, and sometimes a bit longer, so it is very important to meet with the lender first, before we begin looking at homes.  Doing so will accomplish:

1.)  You will know how much you can spend on a home.  How else are we going to know what to search for?
2.)  You will have a good estimate of the number of days necessary to close your loan once you make that offer.
3.)  Your lender will have the necessary documents prepared to quickly start the process of your loan approval and proceed with everything necessary to get you into your new home! 
4.)  Having your pre-qualification helps your offer be stronger, since every seller wants that reassurance that you can perform!
