$4,000 HOME PURCHASE GRANT IN UTAH

This is just a reminder about the $4,000 Home Purchase Grant in Utah.  As of today, 10/29/09, there are only 492 grants left.  This grant is for buyers who purchase new construction.  Remember this program ends when funds are gone or Nov. 30th 2009 or whichever occurs first.   It doesn’t matter whether you buy a home in Murray, buy a home in West Jordan, or buy a home in Salt Lake, you are eligible for this grant when you purchase new construction.   If you would like more info on the grant you can contact me or go to this website.   http://b2b.utahhousingcorp.org/cgi-bin/R?P=HOMERUN2_INFO  The $4,000 grant can be used as part of a down payment, to help with closing costs, or just to keep for something else!!!

 So a  friend of mine recently bought a gorgeous townhome in Salt Lake City and was able to get the $8,000 tax credit as well as the $6,000 Home Run Grant that the state of Utah was providing.  Click below to see a tour of her new townhome!!!

I had always dreamed about and looked forward to the day when I could call a place my very own.  After 10 years of paying rent, I knew I was ready to take that scary leap and finally buy a place of my very own.  I wasn’t sure how I was going to be able to do it all, buying a house can be very expensive.  I initially didn’t have a lot of money to put towards a down payment.  But with the help of a $6,000 housing grant that was being offered by the state and the $8,000 tax credit from the Federal government, I was able to purchase my first home and pay for new appliances, washer and dryer, window coverings, and all of the other little expenses you don’t think about when buying a new home.  And I still had some left over!  I’m so happy I finally decided to take that leap, it has been one of the best decisions I’ve made.                 -Elizabeth Jarvis

So many people are interested in buying a home and they just don’t know where to start.  First, you need to decide if buying is exactly what you want to do.   One way to do that would be to contact a loan officer.  They would be able to tell you how much you are approved for and how much your monthly payment would be.  Many people find their home, put an offer in, and then decide later on that they just can’t afford it.  Another good way would be to contact a real estate agent.  Agents have lots of experience and can answer almost all the questions you will have about buying a home. 

The National Association of Realtors had some good stats on information sources used in home seaches.   The list below is what percent of people used these items in their home search.

  • Internet: 87%
  • Real estate agent: 85%
  • Yard sign: 62%
  • Open house: 48%
  • Newspaper ad: 47%
  • Home book or magazine: 30%

    HOME SALES & CONDO SALES IN MURRAY

    According to the Salt Lake Board of Realtors both home sales in Murray and condo sales in Murray with the zip code 84107 went up in quarter 2 of 2009 as compared to quarter 2 of 2008.   Home sales went up 7.69% in quarter 2 in 2009 while condos increased an impressive 17.87%.  While home sales in Murray may have increased, other areas decreased.  If you have any questions about home sales in a certain areas feel free to contact me.

    NOT USING AN AGENT WHEN BUYING DOESN’T EQUAL SAVING MONEY

    This blog post is similar to other posts I have made about real estate commissions.  Some people are under the impression that when buying a home that is listed it is cheaper to not have an agent represent you.  This is not true.  What will happen is the agent that lists the home will get 2 commissions.  They will get their commission for listing the home as well as a commission that the buyers agent would have received.  Not only will you not save money by not using an agent, but you also won’t get the benefits of having an agent represent you.  To see a list of those benefits refer to my other post about using an agent and commissions.  I have also seen agents out there not be truthful and tell potential buyers to not use their agents so they can try and get another agents commission.

    HOME SALES UP IN JULY 2009

    Many people ask me how home sales are doing and for the most part home sales are up!!!  The Salt Lake Board of Realtors reported that home and condominium sales in Salt Lake County during the month of July increased 4 % compared to home sales in July 2008.  The Salt Lake Board of Realtors also reported that 1,094 homes and condominiums were sold in July 2009 as compared to 1,050 as compared to July 2008.

    In another report the Salt Lake Board of Realtors reported that June home sales were up 5% and that May homes sales climb 15% over April
