Mistake #1. Trying to do it all by yourselves! FSBO ANYONE?(FSBO stands for “For Sale By Owner”)
When Joe & Kathy called me…they had been trying to sell “For Sale By Owner” for quite a while and were tired of the hassle and “lookie-loos”! You see, when you are selling FSBO in Riverton or anywhere in the south part of the valley…even in Lehi…most people who come through your home are not even qualified to buy your home, they probably have been reading a book about how to buy a house that is worth $250,000 for only $150,000! And they want you to be the first one they try it on! Yes, there are people who have been successful in selling a home by themselves…but did you realize that the statistics show that only about 2-3% of all homes advertised for sale by owner…ever actually sell without a Professional Realtors help? That’s a lot of work and stress for that poor home-owner who will not very likely see any success at all! Joe & Kathy were so relieved when I showed them how I sell homes, my marketing plan and all the ways I help stage and prepare their home before we even put it on the market! They made the improvements I suggested, rented a storage unit to de-clutter their home and were REALISTIC about their price! What that means is that they had to price it much lower than what they were hoping! But we got an offer in the first month, closed in 4 weeks and they are now living happily in their new 2 story home with 4 bedrooms and 2 bathrooms and a fenced back yard for their 3 beautiful children!
When you’re looking for help buying or selling property, it’s important to remember that the terms “real estate agent” and “Realtor” are not synonymous. Before they chose me as their realtor, they did talk to and interview a few other “Real Estate Agents”…and some of them told them they could sell their home at a much higher price. I showed them what would have happened if they had priced it that high and they were glad that I was able to save them months and months of frustration and stress!
