Buying a luxury home in Philadelphia, PA

Buying a luxury home in Philadelphia is fairly easy when you have a qualified agent in your corner. There are plenty to choose from in all of the desirable areas, so you will have your pick of the best. The real estate market in Philadelphia right now is more favorable to luxury homes than mid-range or lower priced homes. Since most Philadelphia realtors are full service, they are more than adept at navigating the luxury home sector of the market.

If you want to make the entire process of buying a luxury home easier and less time consuming, go to one of the many realty websites and start narrowing down your search there. You may very well have a specific realtor in mind, and that’s good as well. Even though your realtor is going to be getting a commission from the transaction, it won’t hurt anything if you got a head start on your own by picking out a few homes that look really good.

Buying a luxury home is going to be quite a process from just a financial standpoint, so be ready to pay close attention to all the details as they come your way. There is going to be a lot of money involved here, so you really have to be on your toes to keep up. If you have any questions about this or any other aspect of buying a luxury home in Philadelphia, please don’t hesitate to pick up the phone and give me call.

Top 5 things to look for when buying a house in Philadelphia, PA

Everyone thinks they are a housing expert as they look for homes but this couldn’t be further from the truth. There are five crucial elements you should look at before buying a house and most are things that you never think about or even see. This list will provide you what you need to be the perfect house hunter.

Plumbing and Electricity

These should always be checked by a professional before you purchase a house no matter the cost. Many real estate offices hire their own inspectors but you should go ahead and hire one yourself. Plumbing and electrical repairs can cost thousands of dollars so hiring an inspector ahead of time can save you a lot of grief.

Insects and Other Infestations

Paying an exterminator to look at your new home could provide you with valuable information. Termites can cost you thousands of dollars in repairs so it’s important to know about any possible infestation problems early on. This also goes for mice and other pest so hiring a professional to take a look at the house isn’t a bad idea.

Location

The location of the property is always important as you might know. Depending on location will decide whether this property will go up in price as the year roll along. This also doesn’t include just being aesthetically pleasing.

Price

The price should always be on your mind. Many of us don’t have limitless incomes so paying close attention to the price will help you maintain reasonable payments. This is where a lot of first time home buyers go wrong.

Style

The last thing you should look at is the style of the house and if it meets your needs. You shouldn’t buy a home that you won’t be pleased with ten years down the road. The style is what makes you think of it as home and you should always be mindful of it.
