Las Vegas Debt, Bankruptcy, Foreclosures & Short Sales “Is it Okay To Walk Away?

 

As many of you know, I am a Christian and an American with values. I also belong to The Kingdom of Real Estate Agents. I represent YOU and NOT the Banks! Below I am going to share with you, “Is It Ok To Walk Away?”

 

I share this with everyone that has been shared with me and written in the Wall Street Journal. 68% of Americans have been impacted by financial debt, 22% have been major impacted. 1.4 Million Americans have filed Bankruptcy in 2008. Average Households credit card debt is $8,000. 2008 30,000 foreclosures. The question is How did We get here? How do we get out of here?

 

Majority of us are in a circumstance that is beyond our control. How did I get here? First of all Jesus says debt is not sin. The Sermon on the Mount “do not turn away from someone to borrow”. Debt is dangerous if used unwisely! James 4 11-13. Debt can limit my involvement and investment in Gods Kingdom. What do I do now? Seek God desperately! Seek wisdom through others! Develop a course of action!

 

Is it ok to walk away? If you are upside down on your mortgage, seek wisdom and advice from someone you trust. There are so many OPTIONS for you to Avoid Foreclosure. Las Vegas Short Sales & IRS

Banks have been pushed between the rock and the hard place in Las Vegas Real Estate market. Banks are trying to make the right moves to keep their bleeding books from totally blowing up during this perfect storm as more and more home loans go bad. To deal with that, they generally look at three basic OPTIONS; a mortgage loan modification, a short sale or then the foreclosure, the infamous word that has been in the media a lot lately.

Southern Nevada – with communities like Henderson, Boulder City, Summerlin, Mountains Edge, Southern Highlands, North Las Vegas and Green Valley – homeowners are increasingly finding themselves underwater, meaning that their mortgage balance is higher than the underlying property’s value. We have been able to convince Banks to go for a short sale, whereby the bank will accept a sale that is for less than the mortgage balance.

After all, the mortgage loan company sends the homeowner an IRS form 1099C spelling out that the debt has been canceled. The law requires that any canceled debt over $600 must be so reported to IRS and the borrower. And since this is your principal residence your not obligated to pay income tax on the canceled debt. I always tell my Las Vegas Short Sell Clients to talk with their CPA to get more clarification.

In Las Vegas and surrounding communities when a Homeowner is underwater on their Mortgage, You have several OPTIONS of NOT to get a Foreclosure on your credit.
