Third Quarter 2010 Market Update

The local real estate market in Bullhead City, Fort Mohave and Mohave Valley Arizona continues to bump along toward recovery.  Looking back to the third quarter 2007 we definitely have a brighter picture as third quarter 2010 home sales are up 87%, pending sales up 106% and the inventory of homes for sale is down 49%.  Although the past 12 months of single family homes sales have slowed slightly for 2010, the median sales price appears to be leveling out.  The under $150,000 price range remains the sweet spot as 78% of the single family home sales are in that range.  Average sales price increased to $120,531 up from $110,010 in October.  Days on the market increased to 141 which is not too surprising as short sales claimed 10% of the market during November.  This is good news for sellers trying to avoid foreclosure

New look for local real estate firm

BULLHEAD CITY — The owner of Bullhead City’s Country Ranch GMAC has acquired another residential real estate firm and will give the local operation a new identity and logo, Realtor Petra Fahey said Monday.

Toronto-based Brookfield Residential Property Services has acquired Real Living Network Services; Fahey said the deal was made because Brookfield wanted to strengthen its residential portfolio.

The local outfit’s name will be changed to Real Living Country Ranch, she said, but the firm’s brokers and other staff will remain.

Real Living, Fahey said, is a fresh real estate brand with a strong online presence.

“As our two companies come together, we will take the best from what we have in our existing business and combine it with the best that Real Living has to offer,” she said.

The Web site, www.reallivingcountryranch.com, is expected to be operational by Jan 1., Fahey Said.

She said it will include the ability for customers to save searches, view maps, communicate with their agent, and obtain informational reports on communities, schools and real estate trends.

Fahey said Real Living’s investment in search engine optimization — the process of improving the visibility of a website in search engines — will pay off for sellers through increased exposure.

    Bullhead City Fort Mohave Az and the Colorado River area has been a destination spot for vacationers and retirees alike for many years.     Let me start by introducing myself to you. I am Steven Kuncho, a REALTOR® with Country Ranch Real Estate in Bulhead City, Az.     The current U.S. housing market and national financial crisis has caused untold stress and heartache for many American families. Foreclosure is one of the most devastating financial challenges that a family can face and one that many times can be avoided.

    8 Reasons Why You Should Work With a REALTOR®

    Not all real estate practitioners are REALTORS®. The term REALTOR® is a registered trademark that identifies a real estate professional who is a member of the NATIONAL ASSOCIATION of REALTORS® and subscribes to its strict Code of Ethics. Here’s why it pays to work with a REALTOR®.

    1. Navigate a complicated process. Buying or selling a home usually requires disclosure forms, inspection reports, mortgage documents, insurance policies, deeds, and multipage settlement statements. A knowledgeable expert will help you prepare the best deal, and avoid delays or costly mistakes.

    2. Information and opinions. REALTORS® can provide local community information on utilities, zoning, schools, and more. They’ll also be able to provide objective information about each property. A professional will be able to help you answer these two important questions: Will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell?

    3. Help finding the best property out there. Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by your REALTOR® to find all available properties.

    4. Negotiating skills. There are many negotiating factors, including but not limited to price, financing, terms, date of possession, and inclusion or exclusion of repairs, furnishings, or equipment. In addition, the purchase agreement should provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. Your agent can advise you as to which investigations and inspections are recommended or required.

    5. Property marketing power. Real estate doesn’t sell due to advertising alone. In fact, a large share of real estate sales comes as the result of a practitioner’s contacts through previous clients, referrals, friends, and family. When a property is marketed with the help of a REALTOR®, you do not have to allow strangers into your home. Your REALTOR® will generally prescreen and accompany qualified prospects through your property.

    6. Someone who speaks the language. If you don’t know a CMA from a PUD, you can understand why it’s important to work with a professional who is immersed in the industry and knows the real estate language.

    7. Experience. Most people buy and sell only a few homes in a lifetime, usually with quite a few years in between each purchase. Even if you have done it before, laws and regulations change. REALTORS®, on the other hand, handle hundreds of real estate transactions over the course of their career. Having an expert on your side is critical.

    8. Objective voice. A home often symbolizes family, rest, and security — it’s not just four walls and a roof. Because of this, homebuying and selling can be an emotional undertaking. And for most people, a home is the biggest purchase they’ll every make.     Bullhead City, Fort Mohave, Lake Havasu City Az REDC Auction March Homes Sales

      Monday Evening March first REDC held another auction at the River Valley High School. The REDC auction went very smoothly with eleven Bullhead City, Fort Mohave and Lake Havasu City homes being sold. A 3,000 square foot home on Sundial in Sunridge Estates of Bullhead City sold for only $170,000. A three bed two bath manufactured home in Sun Mission Resort in Bullhead City sold for only $50,000 and was listed in the local mls for $94,900. A beautiful 1067 square foot condo in Roadhaven Marina Condominiums Bullhead City Az sold for only $45,000 a $25,000 discount to its mls asking price. A newer 1558 square foot three bed two bath pool home located in Lake Havasu City sold for only $175,000 at the auction. Another pool home in Lake Havasu City sold for only $100,000. A 1639 square foot home, that needed some work, located in Sun Valley Fort Mohave Az sold for only $70,000.

    One major thing to remember with any of these homes or the real estate offered at these auctions is that a buyer is expected to complete his/her due diligence; inspections; prior to the auction. Each property is sold “as is” without any inspection period after the auction unlike a normal re-sale home or foreclosure home sale. Both do offer clear title to each property as well as financing to specified homes that they auction. There is also a 5% buyers premium added to the winning bid of the real estate sold at REDC auctions, so if you have a winning bid of $150,000 remember there will be an additional $7,500 or 5% added to that final purchase price.
