We are all always wondering what is happening in the housing market in Utah County, because it is always changing and we are now on our toes because of the housing crisis, well, it looks like we are in the clear now, at least that is according to CoreLogic. The real estate market nationally is seeing some real positive notes, such as with the foreclosure market. Nationally, the supply of homes in some form of foreclosure has dropped 23% in March. That is a decline from 1.5 million to 1.1 million. Completed foreclosures have also decreased 16% to 55,000 units from 66,000 from last year.

Foreclosures may be dropping year-over-year, but the number of completed foreclosures increased 6% from February to March, rising from 52,000. Although generally the foreclosures on a national level are decreasing each year, the numbers are still high compared to previous years, specifically 2007. Since the onset of the crisis, CoreLogic estimates 4.2 million homes have been lost to foreclosure.

“In March, completed foreclosures were down 52% from the peak in 2010, and almost all of the top 100 major metropolitan areas have declining foreclosure rates,” said Mark Fleming, chief economist for CoreLogic ($27.22 0.005%).

“The foreclosure rate nationally is down 23% relative to a year ago, signaling continued reduction in the stock of distressed assets.”

The five states with the highest number of completed foreclosures in March included Florida with 103,000 foreclosures, followed by California (83,000), Michigan (70,000), Texas (53,000) and Georgia (48,000).

Mistakes to Avoid When Buying REO Homes in Utah County

Posted by Sterling Barton | on Friday, March 15th, 2013 at 11:22 pm
Category: First Time Home Buyers, Foreclosures, Home Loans, Homes, Homes for Sale.
Tags: , , , , ,

Buying REO homes in Utah County is a great way to take advantage of affordable homes. However, there is a lot that goes into the process of buying these homes. They are not like the sale of general homes and that is why you need an REO expert to help you skirt though the hassle of an REO. As you consider whether or not buying REO homes is for you, here are a few things that you should avoid during the process.

REO homes in Utah County

1. Get an inspection

No matter what anyone says, get your home inspected. This big mistake can cost you a lot of money when buying REO homes in Utah County. If you shorten the inspection time, you will appear to be a more serious buyer and will have a leg up on someone who asks for more time.

2. Don’t ask the bank for repairs

Normally, the bank will pay for repairs to the home if needed. But that doesn’t mean that you should ask them to during the offer stage. If there are problems found during the inspection, you can renegotiate after your offer has been approved.

3. Not getting preapproved

You don’t want a prequal letter. You want a preapproved letter from your lender. Being preapproved for a loan puts you ahead of the game. You want to have your financial house in order when you are putting in an offer for REO homes in Utah County

4. Not finding an agent with REO experience

Not every real estate agent is an REO expert like I am. I know what the REO process is and how to get people into homes quickly. As I mentioned before, this is a different process, so patience is key. But finding an knowledgeable agent is the most important.

Contact me today if you want to know more about REO homes in Utah County. I can lead the way to a successful purchase of an REO home in Utah County.
