Everyone wants that good deal and all they can hear about on the news about all these foreclosures and short sales that you can pick up at really good deals! One thing I can say is if it sounds too good to be true you better check it out!!! Especially in Edmond Oklahoma and Oklahoma City Oklahoma! Our market here is really a great market compared to other states. Lots of people think they can buy foreclosures but what they don’t understand is that in most cases foreclosures have to be bought with cash because lenders will not loan on homes that need too much repairing done. A foreclosure is usually a great deal for investors because they have the cash to purchase them. The foreclosures I have seen need so much work an then by the time you fix everything you wonder if you really got such a great deal! Short sales on the other hand can sometimes be good deals if you are not in a hurry for the home. Short sales can take anywhere from 3 months to 6 months or longer. I am presently in a short sale and we are going into our 7th month and we are still not making any headway!!! Short sales take alot of time and most people don’t want to wait that long. Especially with the tax credits going on right now and they will be expiring by April 30, 2010. Edmond Oklahoma and Oklahoma City Oklahoma housing is doing very well compared to other states. Its a great place to live!!!

Weekend interest rates are staying good! FHA is 5.25% on a 30 year note and Conventional is 5% on a 30 year note! Times running out on the tax incentive of $8000K for first time homebuyers and $6500K on current homeowners who would like to upsize or downsize. Time couldn’t be better for interest rates and putting some money in your pocket.

Only 50 days left for all you first time homebuyers to get in on the $8000K tax credit and for current homeowners who have lived in their home at least the last three years to qualify for the $6500K tax credit. All you current homeowners who are wanting to upsize or downsize your current home here is your chance! Interest rates are still staying in the 5% range and its probably the best time to buy. You have to have a home under contract by April 30, 2010 to close no later than June 30, 2010. Don’t miss out on your opportunity to put some money in your pocket! If you have patience on getting a home at a better price than a short sale is probably a good deal for you but only if you have plenty of time to wait it out! Usually short sales take about 3 months but I am currently in one that is going into its sixth month and we still don’t have any answers!! I think it all depends on what bank you are dealing with!!! But you can sometimes get a house at a better price!!!

Many people I come in contact with wants to know how the market is doing? In Edmond Oklahoma it is moving very well. Yes the weather has slowed the home sales a little but we are expecting a very big change as soon as the weather gets better. A little bit of sunshine seems to get everyone out looking. As I tell people over and over again thank goodness we live in Oklahoma and also in Edmond!
