Though relatively new by most vacation town standards, Cape Coral has definitely gotten the hang of showing people a good time. It was built to serve as a haven for harried folks, and lives and breathes to ensure that stress is forgotten and anxiety is chased away. Cape Coral exists on a privileged stretch of the Gulf coast, is interwoven with roomy canals, and brims with recreation opportunities of all kinds. If you aren’t climbing the walls of your cubicle quite yet, read on for more reasons to stop by for a visit.

This is one of Florida’s fastest growing areas, meaning that there must be something attractive about living here or at least just visiting. Don’t think that this translates to teeming hordes of golfers and retirees all jammed together, however; Cape Coral is Florida’s third largest city geographically, so there’s plenty of room to spread out. Plus, a large number of the houses and condos are second homes owned by out-of-towners, so there is an ever-revolving cast of characters adding their energy to the mix.

Southwest Florida is known for its delightful weather. Sunshine is practically constant, making each day comfortably, beautifully predictable. The summers can be a bit humid and quite rainy, but winters are near-perfect, especially if you’re escaping from a colder, crueler climate. These are the months when it makes the most sense to come on down, as nothing replenishes the body, mind and soul like stealing a few rays of sun when your body least expects it.

Cape Coral boasts some of the best recreation facilities in the state, which is saying a lot considering that Florida is one giant playground. Anything you can imagine, anything you’ve been craving that involves feeling light as a feather while flitting across the water, can be engaged in while you’re here. Jet skiing, sailing, fishing, snorkeling, water tubing, and many more diversions along these lines will have you feeling like a responsibility-free kid again. When you’re packing for Cape Coral, just remember your swimsuit and flip-flops, because these will become your standard, everyday uniform for the duration of the trip.

Intersperse your gulf time with onshore activities to get the full experience of Cape Coral. Golf courses and tennis courts will allow you to burn a few calories without a sense of obligation, and this is just the beginning. Rollerblading, biking, jogging and walking around the area will all further acquaint you with this happy town while recharging your batteries in the healthiest of ways. In other words, staying fit while you’re in Florida will be pretty painless, so come to think of it, try to bring your sneakers as well as your sandals.

Spend some time walking along the shoreline if you have an interest in wildlife. At low tide, you’ll have a good chance of glimpsing manatees and in late afternoons you’ll see birds of all kinds fishing for their dinner. Kayak tours will take you through Matlacha Pass back country and a couple of museums will further enlighten you as to what kinds of flora and fauna inhabit this vibrant habitat. Save a little time for beach-combing, too, as no Florida vacation would be complete without examining a few shells and sand dollars.

Florida is also filled with shopping and dining options, and if you’re interested in day trips you won’t be too far away from Sanibel Island, Fort Myers Beach or Captiva Island. Those who have the means often are able to step out the door, head to the dock, and hop on a boat for a day of adventure. Introduction to Cape Coral, Florida

First incorporated as a city in 1970, Cape Coral is located on the Florida’s south/central Gulf coast in Lee County. Cape Coral is twenty minutes southwest of Fort Myers, and twenty minutes north of Fort Myers Beach. Cape Coral is the third largest city in Florida in physical area, behind Jacksonville and Tampa. Cape Coral is part of the Cape Coral-Fort Myers metropolitan statistical area (MSA) which has a population in excess of half a million people.

Cape Coral was built by two land speculators, the Rosen brothers, who thought that Cape Coral’s location on the Gulf Coast would be attractive to home buyers. Can you still design a chic room without being a designer? I recently stumbled upon this article by Pedro Arrais, Guidelines for Home Design: Helpful Suggestions From the Experts, that breaks down good design for amateurs.

He offers several simple design principles for sprucing up interiors that might inspire you for your listings — he covers everything from where to place the furniture and artwork to how to bring balance to a room.

Among the tips:

Don’t match everything. Instead mix your colors, fabrics, and textures in a room to add more visual interest and make it more memorable. Also, vary the height of the furniture.

Beware of neutral overload.We love to reach for the beiges and tans to make homes move-in ready but you can also risk it being too blah. Mix neutrals with some vibrant pops of color.

Create zones.For instance, “place furniture perpendicular to the main architectural element of a room — for example, a couch should face the fireplace or the window,” Arrais writes. “Fill in the rest of the space with armchairs or other furniture.”

Get the right picture. The best height to hang artwork is 5-feet or more off the floor. Then, it will be eye level for a person standing.

Showing your home clean and attractively arranged, with counters empty and personal pictures packed away shows your home in the best possible way and will draw buyers to your home.

 According to the latest housing data released by Florida Realtors®.

Existing home sales rose 33 percent last month with a total of 14,630 homes sold statewide compared to 11,013 homes sold in December 2008, according to Florida Realtors. Statewide existing home sales last month increased 4.3 percent over statewide sales activity in November.

Seventeen of Florida’s metropolitan statistical areas (MSAs) reported increased existing home sales and higher condo sales in December. A majority of the state’s MSAs have reported increased sales for 18 consecutive months.

Florida’s median sales price for existing homes last month was $140,400; a year ago, it was $155,300 for a 10 percent decrease. Housing industry analysts with the National Association of Realtors® (NAR) note that sales of foreclosures and other distressed properties continue to downwardly distort the median price because they generally sell at a discount relative to traditional homes. The median is the midpoint; half the homes sold for more, half for less.

The national median sales price for existing single-family homes in November 2009 was $171,900, down 4.4 percent from a year earlier, according to NAR. In California, the statewide median resales price was $304,520 in November; in Massachusetts, it was $285,000; in Maryland, it was $245,569; and in New York, it was $210,000.

According to NAR’s latest outlook, home sales are seeing a boost from the federal homebuyer tax credit. “There are many more potential buyers who can enter the market in the months ahead,” said NAR Chief Economist Lawrence Yun. “Activity should ramp up for another surge in the spring when buyers take advantage of the expanded tax credit, which hopefully will take us into a self-sustaining market in the second half of 2010. In all, 4.4 million households are expected to claim the tax credit before it expires, and balance should be restored to the housing sector with inventories continuing to decline.”

First-time Homebuyers

Most details for first-time homebuyers remain the

same. The maximum tax credit is still $8,000 ($4,000

for married individuals filing separately), and anyone

who has not owned a home within three years is

considered a “first-time buyer.”

 

 

• A purchase must be under contract by April 30,

2010, and must close no later than June 30, 2010.

The maximum home value purchased cannot exceed

$800,000.

• After Dec. 1, 2009, income limits rise to $125,000

for singles and $225,000 for married couples; up

from the previous limits of $75,000 for singles and

$150,000 for married couples. The tax credit phases

out incrementally at each $20,000 increase in

income.

Current Homeowners

An existing homeowner who purchases another home

may now claim a tax credit of up to $6,500. To qualify,

that owner must have owned and used the same

residence as a principal residence for any consecutive

five-year period in the previous eight years.

Cape Coral Unit 64 is located in the Southwest part of Cape Coral and is one of the most desirable boating areas in the Cape. This area is waterfront canals can accommodate very large powerboats and sailboats. There is only the 70 foot high fixed bridge at Sanibel to navigate under to reach the Gulf of Mexico. Most of the canals are 80 feet wide, some are 100 or 120 feet wide, most are at least 5 or more feet deep. Some of the deepest canals are located in this unit. Many sail boaters have chosen Unit 64 for the deep canals, no overhead restrictions and quick access to the river and the Gulf of Mexico.
