Did you know?

  • 77% of buyers purchased their home through a real estate agent or broker
  • 10% of buyers purchase a foreclosed property (up from 3% in 2008)
  • 44% of buyers found their agent through a referral from a family member or friend.

A buyer can find their new home online with all of the options available now, but before the buyer is ready to write an offer, it is imperative they find a reliable real estate agent to assist in the remaining process.  A licenses agent will provide comparables to support the offer price for the property, prepare the purchase and sale agreement, prepare the required disclosure forms, walk you through completing necessary inspections, reviewing the title commitment and coordinate the actual closing including reviewing the HUD statement and attendance of that appointment.

Homes Purchased in Twin Falls, Idaho

According to the 2009 Profile of Homebuyers and Sellers provided by the NATIONAL ASSOCIATION OF REALTORS® (NAR), characteristics of homes purchased in 2009 are as follows:

  • 78% of home buyers purchased single family homes
  • New homes purchased were at the lowest level in 8 years; down 18 % of all homes purchased
  • The typical home purchased was 1,800 square feet in size and built in 1991
  • The medium price of homes purchased was $240,000 in the West.

According to my recent research utilizing data obtained from the Intermountain Multiple Listing Service, the medium price of homes purchased in the area of Twin Falls, Kimberly, Filer and Jerome in 2009 year-to-date is $135,000, substantially less than the National average for the western states.
