To help combat the many foreclosures that homeowners across the country, including those who live in the community of Glen Laurel, are facing, the Bank of America may soon offer the option of a rental as an option to dealing with foreclosure. BofA has launched a pilot program where they are offering some of their mortgage customers who are facing foreclosure the option to be able to stay living in their homes and become renters instead of owners.
The “Mortgage to Lease” program was just recently launched by BofA and is currently being offered to only a small number of customers. Ron Sturzenegger, Legacy Asset Servicing executive of Bank of America, said in a statement, “This pilot will help determine whether conversion from homeownership to rental is something our customers, the community and investors will support.”
Those homeowners who choose to take part of this pilot program will hand over their title to the bank, who at that time will waive any outstanding mortgage debt. The homeowner will then be eligible to lease his/her prior home for up to three years at or below current rental rates. The monthly rental rate will be below what they are currently paying for their monthly mortgage payment. The bank will also waive all taxes on the property or homeowners insurance that tenants may hold.

Fellow Glen Laurel resident, Chris Yauch, won the opportunity to rappel down the Wachovia building in downtown Raleigh as part of a fundraising effort for the Special Olympics North Carolina. Yauch raised $2,010 for the Special Olympics, providing her with this once in a lifetime opportunity to rappel down the well-known skyscraper.
Last year the Special Olympics held their first fundraising event with Over the Edge, a company that coordinates the rappelling activity as a fundraiser for non-profits all over the country. Last year, the event drew 85 people and this year 110 people raised enough money to participate. To be eligible for the rappelling event, put on by Over the Edge, participants were required to raise at least $1,000. The money raised from the event will go towards allowing the Special Olympics North Carolina to hold free competitions and to provide year round training for Special Olympic athletes.
The Special Olympics is not something new to Yauch. Her brother suffers from cerebral palsy and used to participate in the Special Olympics.

During this economy you may be feeling that obtaining a new home loan in Raleigh is not within your reach. There are many myths about mortgage financing and here are some answers to help you with your home loan process.
Myth #1- Banks are not lending: We are hearing it everywhere that banks are not lending but that is just not the truth. Banks are indeed lending money just not to those individuals or businesses that have no credit worthiness. If you are able to show a good credit record that includes no missed payments in the past 12 months and have a significant income to debt ratio, you should be able to obtain a mortgage rate without any issue.
Myth #2- Large down payments required: 100% financing is not as readily available as it was a few years ago, but the need for 20% down is not always the case either. There are many programs available to potential homeowners that require only as little as 3% down.
Myth #3- Solid two-year work history a must: Many feel that without a consistent two-year work history they would not be able to qualify for a loan. You will need to explain any gaps in your employment, but as long as those gaps were due to education or qualified time off it will also fit the bill.
Myth #4- Only a high credit score will qualify me for a loan: It is a myth that you need a credit score of 700 or above to obtain a home loan right now. Many lenders are now looking for at least a credit score of 640.
Myth #5- Mortgage insurance is too expensive for me to afford: In the past few years, the cost of everyday items has rose and mortgage insurance on FHA loans has increased by more than 100%. The good news is that private mortgage companies are becoming more competitive and aggressive in finding ways for homeowners to obtain insurance at a lower cost.
Myth #6- I can only have four financed properties: In many instances, it is true that you can only have four financed properties at a time. However, many lenders have done away with that limitation are now allowing for up to ten financed properties.

Fall is right around the corner and many of those who live in Glen Laurel are looking to enjoy the cooler weather. Summer is officially here and many who live in the community of Glen Laurel head to the Glen Laurel Racquet and Swim Club for a way to keep cool. The Swim Club can be a great way for families to keep cool and have fun in the summer, but pool safety is something that must not be forgotten. It is estimated that 300 children under the age of five drown in swimming pools and spas each year. With a few preventative measures you can keep your family safe.
Consider enrolling your kids in swim lessons. Swim lessons are offered at the Glen Laurel Racquet and Swim Club with the next session beginning as early as July 5th. Other safety reminders while at the pool include:
● Ensure that one adult is assigned at all times to keep an eye on the kids while they are swimming or near the water’s edge.

The Federal Deposit Insurance Corp recent reports shed a light on how bad North Carolina banks are suffering right now. As of early 2011, the total bank assets in North Carolina had declined by 24 percent when compared to the end of 2009. It seems that both the housing and bank industry are still having a difficult time here in North Carolina.
In 2009, there were 105 banks in North Carolina that had assets of $2.23 trillion. Today there are maybe 99 banks in the state with assets totaling $1.69 million as of the end of March 2011. Many local experts feel that the trouble the banks are seeing are a result of slower lending along with deposits leaving North Carolina banks to be deposited in larger banks outside of the state.
Similar to the banking industry, the housing industry is still suffering in North Carolina. The number of permits to build new single-family homes throughout the state declined by 27.6 percent over the last year ending in March of 2011. However, permits to build multifamily homes rose by 105 percent during the same period of time. The increased number of multifamily home permits is a positive thing for the housing market in Raleigh.

Foreclosures across the country dropped 15 percent in the first quarter of 2011 when compared to the fourth quarter of 2010. Foreclosures have now reached a three year low. Notices of defaults to repossessions have dropped 27 percent in the first quarter of 2011 according to RealtyTrac. This is the biggest drop RealtyTrac has recorded since they started tracking the online foreclosure marketplace in 2005. There were a total of 681,153 filings reported throughout the country for the first quarter of 2011, which places 1 in every 191 U.S. housing units with receiving a foreclosure filing.
The Triangle area saw foreclosure rates drop 10 percent for the first quarter of the year. Hard hit foreclosure states such as Florida are seeing a majority of banks and servicers under investigation for improper review and handling of foreclosure documents. This may be attributing to slowing down the foreclosure process. Foreclosing filings declined 62% to 58,322 in the first quarter from the same time last year in the struggling state of Florida.

It has been my experience that many of the best deals on real estate come as forclosures and short sales in Raleigh NC. The drawbacks to buying foreclosures and short sales in Raleigh are about what you might expect. No repairs are offered by the seller, so home inspections on foreclosed homes are for informational purposes only. Needed repairs may be extensive on foreclosed homes or homes offered on a short sale and this may take a lot more than a willingness to get your hands dirty. My advice is to make sure that you have at least five to ten percent of your purchase price in reserve for a home that looks like it is in good shape and as much as thirty percent for a home that obviously needs a lot of work. There are big items that may come up that typically cost thousands of dollars. A new heat pump or Gas pack can easily top ten thousand dollars; a roof that does not currently leak but may be on its last leg will typically cost well over five thousand dollars, water heaters, appliances, windows, and doors are other big and expensive items. Even if you have a home inspection these items could pass scrutiny because they could be “performing their intended function on the day of inspection” and not necessarily raise a red flag. It is a good idea to have inspections on the aforementioned items by industry specific contractors that will evaluate the age, expected life, maintenance requirements and replacement cost of the big items. If you would like to discuss specifics look for an agent that has actually been involved in the rehabilitation of homes in the past. There is a lot more to the deal than just a great price. I heard one time from an old sage that sometimes the bitter taste of an unpleasant surprise will last far longer than the sweet taste of a low price.
