Great buys on Cache Valley Homes

We are almost one month into 2010 and it is still such a great time to buy a home in Cache Valley.  There are about 45 short sales on the market and about 15 bank owned homes for sale in Cache Valley, but those are not the only homes worth looking at.  There are 750 other homes on the market in Cache Valley and a lot of those sellers want to sell their home even more than the banks.  You can get a great deal on a short sale but you will need to be prepared to wait for 2-5 months.  If you make an offer on any other home you will only have to wait a few days to come to an agreement.

2009 Cache Valley Real Estate Market Recap

In 2009, 976 homes sold in Cache Valley.  Compare that to 1073 in 2008 and 1295 in 2007, and you can see that things are still slowing down.  The good news is that the 2nd half of 2009 was busier than the first, so that is a great sign for 2010. 

The average sold price for homes in Cache Valley in 2009  was $179,800.00.  In 2008 the average sold price was $189,500.00 ,  that shows a depreciation rate of about %4.78 in 2009.  But remember, that is just based on the average sold price and is not necessarily what the value on your home has done.

This December there were 60 homes in Cache Valley sell, compared to 63 in December of 2008.  This December the average List Price to Sales Price Ratio was %93 compared to only %91 in December of 2008.

Homes For Sale in Logan Utah

There are currently 260 homes for sale in Logan, UT and 722 in all of Cache Valley. 

The average listing price for a home in Cache Valley this year is $241,944.oo  and the average days on market for active listings is 141 days. 

The average SOLD price in Cache Valley this year has been $179,238.00 and the average days on market for the SOLD homes was 101 days.

There have been 955 homes sell in Cache Valley this year so far, out of those, 689 of them were Under $200,000.00 and only 269 of them were sold for more than $200,000.00.  Out of the 269 homes that sold for more than $200,000.00 only 71 sold for more than $300,000.00.

From this you can see what price range is selling faster.  In Cache Valley’s market today, homes under $200,000.00 -$225,000.00 are what is selling, in fact this area of the market has not really been affected at all.  Homes above $300,000.00 are what have been harder to sell.

Short Sales in Logan, UT

I am seeing more and more short sales in Cache Valley lately.  There are 720 homes for sale in Cache, Valley right now, and 46 of those are Short Sales.  This is up from about 30 several months ago.  I am working with buyers on 4 of them right now, and that is the most short sales I have worked on at one time.  Most of the time it takes 2-5 months to get a short sale accepted by the bank, but if you have time to wait you can get a great deal.  If you have any questions about short sales or any homes for sale give me a call at 435-760-1113.
