How He Loves by David Crowder Band

I am not only blessed with a wonderful wife and three great kids but I am also blessed to be part of a wonderful small church in Waxhaw NC, truly part of God’s Kingdom. This past week we had the opportunity to be part of three great events with Grace Community Church, http://www.gracecarolina.org/

First our regular Wednesday night middle school youth group. We played some games with the kids, some time for fellowship and a study on prayer, why we should pray, how often and how we pray. We also spent some time singing worship songs.. wow.. More on one of the songs later.

Second we had a wonderful leadership meeting in our sun room with the deacons and elders.. what a group of God fearing men. We discussed a book, Radical by David Platt, http://www.radicalthebook.com/home.html . We also had some good prayer time, ate some wonderful Billy Bob Beamer’s BBQ and sang some worship songs, a little News Boys, Chris Tomlin and David Crowder. This event was Friday night and we got back together again Saturday morning..

Third was Sunday service at Grace, http://www.gracecarolina.org/ at 10 am. What a wonderful crowd, lots of regulars and new visitors. The sermon was from Mark 6: 30-44 we discussed rest in Jesus and compassion an action not a feeling. The sermon is on the Grace website if you would like to listen. Worship was so passionate and strong. The entire church was so in to it, digging the songs and singing out loud.

All three events we sang one song that I think you will enjoy.. http://www.youtube.com/watch?v=2FxaUYjRtkc as sung by the David Crowder band who I saw in concert a couple of months ago.. have a listen. This is a love song to God.

Thanks for allowing me to share this time with you.

find these kind of homes

BIG NEWS!!

I was born and raised in Charlotte, NC as a matter of fact, my mother, two of my three kids and I were all born in the same hospital in Charlotte. My great grandfather helped build the golf course of Old Steele Creek Road. I remember when there were blinking lights and dirt roads where large shopping centers now stand. The Charlotte Dude has seen Charlotte grow.

I have been in the real estate business for over 20 years in Charlotte, I have sold over 500 homes, I did lose count. I have owned a small company, twice, Beamer Realty and Pillar Properties, I have managed a medium size company and I have trained agents on sales and technology. I have sold $11, 000 homes and I have sold million dollar homes and businesses. I have done about everything real estate in the Charlotte Area, www.thecharlottedude.com.

In addition to the Charlottte real estate market I am now adding the WORLD to my markek. I am studying to become a Global agent. I am working to obtain my I.R.E.S designation, I.R.E.S stands for International Real Estate Specialist. Now this is very exciting, not only will I be able to help folks in the Charlotte area buy homes around the world I will be able to market my homes to buyers around the world.

So don’t be surprised to see listings from Costa Rica, Dominican Republic or even France. I will be building a network of agents around the world to partner with to sale properties.

What does this mean for you?

I will not just be emailing flyers to these areas. We will be listing the properties on their MLS or MLS equivilents. Also through an extensive report I have from the National Assocation of Realtors that shows where buyer and sellers are moving to and from I will be able to target my marketing efforts to the best cities. Please continue to follow this site and let us know what you think.

Buy with a seller’s eye: What you need to know about buying if you plan to resell in Charlotte NC

Right now is one of the best times in history to buy Real Estate. Conversely, is it one of the worst times to sell? If you are looking to buy investment property from which you can climb the property ladder this is an important question to understand.

The Real Estate Market has declined steadily over the past 3 years in terms of property values, and number of sales. Home values have dropped anywhere from 30% to 40% or more nationwide and the sale numbers are down approximately 25% from normal. Translation: Great deals are everywhere, but can I resell them?.

The most important question is what will property values do from here January 1, 2011. The experts are predicting an additional 5%-7% decline over the first 3 quarters with a gradual increase from there.
Buy now or wait till summer?
Many people will be waiting for summer before they jump. When they do the Really Great deals are going to get snatched up quickly making it more difficult for you to find them. Buying now should provide less competition for those really great deals.

As for reselling, if you plan on waiting until summer to resell the expert predictions bode well for you. If you’re thinking you need to sell more quickly then the importance of that really great deal increases in relation to your bottom line.

The key factor to a profitable resale is to know your local market. Know what areas are hot, where values are stable or rising, and what areas will be next to join in.  A good real estate agent knows these  things and can help you buy a great investment during this once-in-a-lifetime buying opportunity! With ultra low interest rates available and a huge supply of homes on the market, there may never be a better time than now!
