Market Trends Affecting Clarksville, TN Real Estate

Welcome Spring 2011! Although never dead, the real estate market in Clarksville, TN is gaining speed in the spring of 2011.

Comparing stats from May 2010 and May 2011 shows the upsurg in sales. It is somewhat striking how close some of the figures are with the notable exceptions of pending and closed listings.

In May 2010, there were 1,822 active listings on an average day. May 2011 shows 1,885 active listings per average day- not much difference. New listings for May 2010 were 420, while the same month in 2011 yielded 467 new listings.

Now, here is the clincher! In May of 2010, there were a total of 501 homes pending and sold. May 2011 resulted in 763 homes pended and closed. This is a 52% increase in sales.

The recent flurry of activity can be traced to several factors, chief among them, the return of the 101 Airborne Division from Afghanistan and the increased employment opportunities in the area due to industrial construction. Most of the quality rentals have been taken off the market by renters,many of  whom are working in the construction of Hemlock Semiconductor.

Clarksville Tennessee is a golf town. Residents and visitors alike have several nice courses from which to choose. The area has two municiple courses, two private courses with public access, one private membership course, and one military course located on Fort Campbell. There are options for golfers of all skill levels.

The City of Clarksville owns and operates two courses, Swan Lake and Mason Rudolph. Swan Lake Golf Course is an 18 hole 6065 yard course located next to Dunbar Cave State Park. It is a 71 par course rated at 70.5 and has a 116 slope rating. Mason Rudolph Golf Course is a par 30 nine hole course named for Clarksville golf icon and PGA champion, Mason Rudolph. This course is 2008 yards of skill testing golf.  Bring your short game. The undulating greens challenge putters of all skills. The course consist of one par 4, one par 5, and seven par 3 holes. Both courses are considered walking courses by those who love to walk when playing.

Eastland Green Golf course and The Links of Nova Dell are private courses with public access. There are both lovely courses. Each has its own personality.

Eastland Green is a 27 hole complex. The ” Eighteen ” is a par 72 18 hole course playing 6437 yards from the back tees.. It is rated 71.5 with a slope rating of 123 on Bent grass. The South Nine is a rather flat par 36 course. It is a perfect walking course and presents a great golf experience. Play all 27 holes and enjoy the day.

The Links of Nova Dell is located just north of Clarksville towards Hopkinsville, Kentucky. This is a championship course which plays 6900 yards from the back tees. This beautiful course is suitable for walking or riding. The course has hosted the Kentucky Section PGA Pro-Pro and the Austin Peay State University Intercollegiate Tournament. A day at Nova Dell is a pleasant rxperience.

The Clarksville Country Club is a private membership club located near the heart of Clarksville. It is a rolling course with beautiful views of the Tennessee country side. It changes elevation from the city’s heights to the Red River bottoms. The 18 hole course is rated at 72 par.

Finally, Fort Campbell is the home of Cole Park Golf Course. This 18 hole championship course ranges from 5057 yards to 6843 yards, depending on which of the four tees you chose to play. Cole Park is open to active and retired military as well as the community. Those who do not have Ft. Campbell I.D.’s must get day a day pass to get on post. It is worth the effort.The course can be walked; however, always be aware of ” Heartbreak Hill “.

Buying a first home is  an exciting event. To make that experience a plesant and rewarding one, there are a few things that need to be done.

First and foremost, check your credit rating. If errors or problems are found, take the necessary steps to correct them – the sooner the better.

Next, find a bank or mortgage broker that fits your needs. Have that financial professional pre-qualify you for a loan. Better yet, get pre-approved.

Once you know that you can buy and how much you can buy, choose a Realtor whom you trust to represent you in your transaction. Identify neighborhoods and school districts which appeal to you. Also, identify important features that you desire in your new home.
