Five Real Estate Trends to Watch For

I read the article that ran in the Rismedia.com site.  In Greg Rand’s five trends to watch the “Short-Term Pain” intrigued me.  Considering the young age of the Tri-State community, I decided to do a quick case study on the community of Arroyo Vista Estates which has been a popular community prior 2002 through the present.

So what does it mean when a market has over corrected itself?  When a market has over corrected itself, real estate housing is definitely on sale on the clearance rack.  With the conventional mortgage rate at 6.56% (30 year) and 6.02% (15 year) during 2002, versus 3.75% (30 year) and 3.125% (15 year) 2011, today’s buyers have more buying power than they have had in over 40 years.

Cool weather is arriving as fall approaches!

Our country experienced more than its share of stomach churning emotional and financial challenges during the month of August 2011. Hurricane Irene pelted the East coast and the stock market experienced deep sell offs. US downgrade shook consumer confidence and job creation is at a near standstill. Are you ready for some good news?

The Bullhead City, Fort Mohave and Mohave Valley communities along the banks of the Colorado River are a welcoming retreat. Last month Bullhead City enjoyed the largest attendance for the River Regatta in its short history. Over 29,000 people walked to the banks, pushed out in their home made or locally purchased rafts to enjoy old fashioned fun as they treated themselves to a slow float down the river! Water fights, laughs a good time was had by all!

Considering the volatile market conditions affecting our country, Bullhead City, Fort Mohave and Mohave Valley real estate market continues to move at its own small town pace toward recovery. Year over year, homes for sale on the market have dropped from 525 to an unbelievable low of 328. Fewer foreclosure sales may account for this decrease. August 2010 experienced foreclosure sales accounting for 65% verses 56% of the market during August 2011. More good news, average days a home was on the market before selling dropped from 136 to 98. Average sales price gently moved in the right direction from $108,000 during August 2010 increasing to $110,000 during August 2011. While all indications appear good, it is too soon to call as researchers continue to report that there is a large shadow inventory looming.

Arizona Plunge-N-Run Lake Havasu

The Arizona Plunge-N-Run Announcement came my way today and I thought I would share. 

The Arizona Plunge-N-Run is an exciting and challenging Aquathlon – a two stage, Open Water Swim & Off-road Run event.

Race Details

When:   6:30am Saturday, August 28, 2010
     
Where:   On the west end of the island at white/grey lighthouse (near Site Six). Follow directional signs.

 Description

The Arizona Plunge-n-Run is the perfect venue for athletes to practice open water swimming and swim-run transitions for the upcoming triathlon season. This fun and challenging multi-sport event combines 1000 meter open water swim with five miles of trail running through the island with beautiful views of the lake along the way.

Great Italian Restaurant

As Bullhead City residents we no longer have to make the trek to Kingman, Arizona to enjoy Vince and Trish’s great Italian food.  Their new restaurant, Mattina’s Sicilian Ristorane is open for lunch and dinner and located in the Riverview Shopping Mall at 2350 S. Miracle Mile, Bullhead City Arizona (928-444-1154).  Michael and I stopped in today for lunch.  Wow!  I had the Epinaci Sam Gianca-Fresh baby spinach tossed in balsamic vinaigrette, with crisped prosciutto and topped with gorgonzola crumples.  Vince asked the chief to set Michael up with an Italian sandwich that was out of this world.  Vince has not added it to the menu yet, but I think he will soon.  Ice tea was the best I have had in town.  Of course the wine and cigar shop has been located next door so you can always purchase another bottle of the wine you had with dinner.  Apparently last night was packed with standing room only at the bar. Vince expects to have the smoking room and outdoor fire pit completed in the next week.  Congratulations Vince!  Michael and Petra Fahey will be seeing more of you at the Mattina’s Sicilian Ristorne.

Want the secret to an easy move? Whether you’re relocating just around the corner, renting a moving truck or are packing up the family for cross-country relocation, you’ll get the tips you need to survive. Here are some great moving tips to save you time and money.

The key is to stay organized, so check out moving checklists online to help you with your move to the Bullhead City, Fort Mohave, Mohave Valley Arizona areas. Make a list of questions to ask for either your local moving truck rental business or decide if you need to go with actually hiring a moving company.

Experts in the moving and storage industry say that, you should plan six to eight weeks in advance to book a reputable moving company. Finding that reputable company can be a challenge, however, and a little research should be done before you entrust all of your worldly possessions to professional care. Check out listings online of moving companies that allow you to compare movers and interview moving companies to find just the right one. On interstate moves, charges are based on the weight of the items to be moved, the distance to be moved, packing, and other services. Get two or three estimates well in advance of your move. Be sure to check with the Better Business Bureau about any moving company you are considering.

Renting a moving vehicle or a portable on demand moving crate can be your best and easiest option to make sure your stuff gets moved to the new place the way you want them to. If you choose to rent a moving vehicle, you can rent it the day of the move or the day before. If you really want a lot of time to make sure you can arrange your furniture and household goods in your moving vehicle, then you might consider an on demand storage unit. These units get delivered to your driveway and you have as long as you need to fill it up. Then, when it is full, you call the company and they will come and pick the container up and deliver it to storage or to your new home.

No matter which moving option you choose, you will make things a lot easier on yourself if you weed out all the “stuff” that you haven’t used in a long time and donate it or throw it out. Start packing the items you want to keep but don’t use everyday away well before the moving day. Think about this tip: get wardrobe boxes to pack clothes. By simply hanging clothes inside these boxes, you’ll save time both packing and unpacking.
