Riverfront Real Estate Market Watch Mid Year 2010

Wednesday, June 30th, 2010

MARKET WATCH REPORT
Specific to Colorado River Front Home Market
by Petra Fahey Owner Country Ranch Realty

Bullhead CityArizona and the Colorado River has been a destination spot for travelers and vacationers alike.  Many family traditions and fond memories have been created here for over the last 30 years. As families grow, the kids grow up, and the economic pressures build, many riverfront owners are faced with selling their beloved homes on the Colorado River in Bullhead City Arizona.

As we continue to live in our countries recession and depressed housing market, what does a seller do when they are faced with the decision to sell in this type of market?  Deciding to sell your luxury home under any condition can be a stressful decision and without the luxury of a crystal ball it can be worrisome.  As we review the cost per sq ft approach to sales of luxury homes on the Colorado River in Bullhead City Arizona, we can plainly see that prices have not been this low since 2001.  If we decide to remove the one distressed sale at 2575 Camino Del Rio as the home is located on the poorest lot in the subdivision and had condition problems, our average cost per sq ft comes up slightly to $171.00.  Although the prices are down additional salt in the wound is that the quality of home that is on the market today is generally more upgraded with luxury amenities far surpassing the amenities in the homes selling in 2001.

Additional factors must be taken into consideration when reviewing your options when the offer comes in.  Take a look at the price ceiling that we are experiencing.  The highest price sale just closed last week for $675,000.  The seller’s contract had been slightly higher than what the appraisal came in at.  After years of being on the market, the seller decided it was best to cut their losses reduce the price to match the appraisal and move on with their proceeds.  It hasn’t been since 2002 that we have had a year where the highest sale did not go over $700,000.  Encouraging news is there are currently two riverfront homes pending sale.  One of the sales is at 9853 Dike Road, Mohave Valley Arizona.  The sale is a short sale and there are 2 offers in.  You may know the house, which was built by Shumway Construction, over 6600 sq ft on 1.20 acres with approx 100 feet of sandy beach and private boat launch.  The home sold July 2007 for 2.7 million and offers before the bank.  Time will tell how much of a loss the bank will accept to allow this short sale to proceed.

With 7 sales for 2010 and only 2 under contract with this year half over, we can project that 2010 will have the fewest riverfront sales in 10 years.

Making the tough decision to sell in today’s market is not easy.  By providing you with up to date information and our years of experience, you can be assured that the decisions you make today are based on facts and not opinions.

Country Ranch Realty continues to stay in step with servicing the Buyers and Sellers on the Colorado River.  Over the past 15 years we have been involved with over 55% of all riverfront transactions.  Although 2010 may prove to be toughest, Country Ranch Realty remains an ally for sellers as we have been involved in over 50% of the sales during this year too.

Curb Appeal When Selling Your Home

Friday, June 11th, 2010

Most real estate agents will tell you that the best time to sell a home in the Bullhead City, Fort Mohave, Mohave Valley Arizona areas is during the early spring and early summer months. When the weather turns warm, the vibrant growing season commences, and the desert landscapes come alive with color causing the buyer to connect with your house – even before they set foot across the threshold.

In real estate lingo, this is known as curb appeal.

Most potential home buyers make a decision about a house within the first 30 seconds. For example, simply driving by a well-kept single family home for sale in the Bullhead City, Fort Mohave, Mohave Valley Arizona areas is often enough to cause people to pull over and make an immediate call to their realtor. That’s because an inviting exterior promises an inviting interior.

To get the kind of curb appeal that really gets noticed, you have to be able to detach yourself from your home. You may have lived there for months or years, and have probably learned to overlook the overgrown shrubbery next to the sidewalk or the decorator rock looking bare. However, these are the first things potential home buyers will see. You have to view your home as objectively as possible in order to begin making the necessary repairs to get noticed.

Look out for:

  • Visible flaking paint on the trim of the house, discolored stucco from irrigation
  • Outdated exterior colors
  • Yard clutter-dead plants
  • Dirty windows and screens

How your home appears at dusk or even at night

  • Overgrowth in the yard
  • Dead plants or leaf piles
  • Overly personalized doormats
  • Out door lighting that is not working

Of course, if you’re really motivated to sell your home in the Bullhead City, Fort Mohave, Mohave Valley Arizona areas, you should want to consider freshing up your landscaping. Like staging your home or making repairs, restorative landscaping can give your house just enough polish to entice a higher level of buyers. In fact, in a recent study, it was determined that good landscaping can actually add 6 to 11 percent to your home’s sale price.

We all know that selling a home can be hard work. Increase your chances of success by making sure your potential buyers are impressed before they even get out of the car.

Buying a Fixer Upper/Foreclosure

Friday, June 11th, 2010

In the Bullhead City, Fort Mohave, Mohave Valley Arizona real estate market, buying a home with the intent to fix it up is one of the best investments you can make. There’s no better way to take control over your home ownership than to customize the design, floor plan, and landscaping.  The current Arizona real estate economic climate is a way to get the home of your dreams without breaking the bank.

However, as any responsible real estate agent will tell you, buying a fixer-upper/foreclosure can be a big challenge. Excessive or hidden damage in a home can be both dangerous and costly. Before you make the plunge, make sure you follow a few important fixer-upper guidelines.

  1. Always get an inspection. Nothing will give you a better idea of what kind of repairs you’ll come across than a thorough home inspection from a trusted source. Don’t take on more damage than you, your contractor, and your budget can handle.
  2. Pay attention to the layout and structural foundation of the house. If you’ve always dreamed of a large kitchen, make sure your potential new home can be adapted in terms of wiring, plumbing, and layout. Sometimes, the skeletal structure of a house prevents certain types of cosmetic changes.
  3. Location matters. It doesn’t matter if you’re looking for a single family house in Bullhead City or a home Fort Mohave; a home’s value is only as high as the neighborhood in which it’s located. A neglected home in a nice neighborhood has the greatest potential to bring an enormous resale price.
  4. Know the difference between “big fixes” and “small fixes.” Things like drywall, painting, floor refinishing, landscaping, and hardware are easy to do yourself. Things like plumbing, electrical work, windows, and roofs can be more expensive and difficult. Stick to changes you can make for certain based on your skill level and budget.

When buying a home in Bullhead City or looking at Fort Mohave real estate options, a fixer-upper/foreclosure can be one of the best ways to get the home of your dreams for a low overall cost. Just make sure you enter into the transaction with your eyes open, with flexibility in mind, and with Team Fahey at your side.

Where Do Buyers Come From?

Friday, June 11th, 2010

The National Association of Realtors 2009 Profile of Home Buyers and Sellers has some interesting information about where buyers find information about homes for sale.    The report states that 90% of all buyers use the internet as a source during their home search, while only 26% use a real estate magazine.  87% of the buyers used a Real Estate Agent as a source and 59% a yard sign.  After careful review we have taken steps over the past few months to maximize the internet marketing for our sellers.  All our seller’s listings are now syndicated to over 100 sites; our company website www.countryranchrealty.com has a whole new look.  Although our www.TeamFahey.com site looks and feels like a website it is actually a blog that is getting incredible traffic and we are receiving great leads from it.  We have purchased an advertising package on www.Zillow.com which pushes our seller’s listings to the top of many consumer searches.

We invite you check our work and send us your feedback.  As always we are focused on
your real estate success.

Housing Market Update for Bullhead City Arizona 86442

Friday, June 11th, 2010

Bullhead City, Fort Mohave and Mohave Valley, Arizona real estate markets closed 81 single family home sales for the month of May.  This number was slightly lower than the previous month of 85.  Median sales price jumped up to $126,000, the highest in six months.  We can attribute this jump to the fact that homes selling under $150,000 attributed to only 63% of the market.  We had one riverfront closing and an additional 14 homes selling for over $200,000.  Compared to a year ago the inventory of homes for sale or month’s supply of inventory is down to 5 months from 9 months a year ago.  The rule of thumb is that a “normal” real estate market has 4-5 months of inventory.  In fact, the closer we get to the 4 months mark our market will be considered a seller’s market.  Many of the price ranges are already there.  Homes under $150,000 only have 3 months of inventory and many buyers that are shopping in this price range will tell you that is definitely a seller’s market.  This is great news for everyone.
