I have been asked by some of my readers to tell about some of the success clients have had. One of the most recent happened when a client purchased the home below for $284K and the home appraised for $593K after construction. The home was a builders that was partially completed up to the dry wall, rough plumbing, and kitchen partially installed. I identified the property for my client and on the first attempt to make a contract someone beat us to the table. I continued to watch the property for several months and when the first deal fell apart we where able to steep and make my client VERY happy. Home needed apex $45K in work and I arranged to have one of my general contractors quote the balance of the work we pulled new permits and three weeks after closing the client moved into over $ 260,000 in instant equity. Let me make this perfectly clear these opportunities are going away very quickly because there aren’t that many builder homes left that haven’t already been foreclosed on.
