I have been asked by clients to discuss waterfront land in Charlotte,NC area. Charlotte host two main lakes that also feed power to Charlotte,NC. To the north is Lake Norman and the the south is Lake Wylie. While both offer their unique options the parcel I am discussion is on Lake Wylie,NC / SC. The lot appraised in 06/10 for over $450K. Almost one acre of land direct waterfront with over 350 feet of water frontage. The owner was motivated and the buyer had the means to purchase. My client got a very good return on their investment and will looking at solid appreciation for their lot in the future.There are numerous options to either purchase waterfront land or to purchase a home with water front views.

To all of my investors you ask me for the deal. Well do I have it for you today this home just came on the market in Charlotte ,NC metro area. Home is 3 bedrooms, 2 bathrooms with a possible 4th bedroom on the main. Home features a garage and has no neighbors directly behind home. Home needs paint ,carpet and fridge to finish out for a great rental. Condos in the area are currently renting for $900-1200 a month. Now for the great part the price is $ 64,900 with similar units selling for $115-$122K in the last year. If you are interested you must move fast!!!

I want to ask you to play a game called spot the foreclosed property. Below are two homes that sold in the last 6 months in Charlotte,NC. Both feature at least 4 bedrooms, 3 full bathrooms, two car garages and are less than 1.5 mile from each other. One of them sold for 12% less than the other or a savings to the buyer of over $32,500.In South Charlotte ,NC there have been 60 homes sold that are traditional resales that where between 2500-3500 square feet,with at least 4 bedrooms 2 full bathrooms, with an asking price of between $200-$500K. With keeping the same criteria in mind but applying it to a foreclosed home there have been only 12 homes come on the market during that period. What is CRITICAL when a foreclosed home comes on the market to increase your ability is to work with an agent such as myself who specializes in these properties. To also have your financing in order and be ready to move quickly. I tell my clients do you want to save an average of 12% off the purchase of your next home? Typically they don’t think of that as much of a savings until I say the savings are apex $32,500 in South Charlotte,NC home.

I receive numerous inquires everyday about buying a foreclosed property in Charlotte NC Metro area. Everybody tells me the same thing ” I want the deal” which is understandable ,but if the deal is 10 miles outside of Charlotte,NC and is 2 bedroom, 1 bath home and isn’t going to work for your family of 5 children and you work in downtown Charlotte,NC. LOCATION is critical importance I can’t stress this enough. When looking for a home deal is just part of the need, but the homes located in Charlotte,NC is one the most important. Please rest assured we can find you the ” deal” but it needs to be in the right area! One more thing to rember you aren’t the only one looking in our market. It usually is the person who can react the fastest will get the deal.Did you know in South Charlotte ,NC that the average foreclosure is on the market less than 16 days before it goes under contract? One of my first question I ask a potential buyer is ” do you have your finances in place and are you ready to make a purchase”?Do you have your financing in place ? is the first question I ask.This shows the bank and all other parties you are ready willing and able to make the purchase.
