Pensacola truly is a great place to buy a home!

Now that one of the coldest February months I can remember is over, March is
beginning to feel like Spring. February was busy with building floats for Mardi Gras
parades, balls and parties.
As rare as the cold weather was (and we all felt it) buyers were out looking
to buy. Interest rates are still low and pricing is the same. The first time
home buyer tax incentive helped those clients become homeowners this month.
“Snowbirds” are purchasing condos and many people from New England and the
Mid West are inquiring on a daily basis about property in Pensacola, Perdido
Key and Pensacola Beach. We expect a busy spring and summer once the snow
and ice melt. Even though we had a “chilly” winter to say the least, we had
no snow. Saturday was a great day for the beach on Perdido Key to play
Frisbee, take a long walk or search for goodies the tide brought in. The sun
was shining, a gentle breeze off the Gulf was comfortable and the water was
sparkling like brilliant diamonds.
Pensacola truly is a great place to live no matter what the weather!

This information may be a lead in to “the light at the end of the tunnel”

According to Pensacola Multiple Listing Service:

Six out of ten months this year surpassed residential sales in 2008

Total residential sales for the first ten months of 2009 are beyond the total residential sales for the same period in 2008.

The trend for the rest of this year should be similar to sales volumes during 2007.

How much of this good news has to do with the $8000.00 credit for first time home buyers ? Only time will tell.  Hopefully this is a “springboard” to continuing home purchases in 2010. Confidence in the industry, a turn for the better in our economy and having a knowledgeable Buyer’s Agent/Seller’s Agent will keep Pensacola sales on the move.  With the average sales price (excluding waterfront) being approximately $165,000, Pensacola is certainly affordable as compared to other areas of the country.

It has been 5 years since Ivan the terrible hit Pensacola, some areas harder than others. We are all grateful for a quiet season so far. No matter which area of the country in which one lives there is dangerous weather. Wild fires in the west, tornadoes in the midwest along with cold, snowy winters, the northeast has 6 months of gray weather, biting winds and some winters loaded with snow storms along with ice. I know because I used to live in those areas. I left New England in 1996 to move to Pensacola in order to get away from high heating bills, frost in the morning on the windshield, icy walkways, some days too cold to even want to leave the house. Yes, we do have hurricanes but they normally don’t pop up overnight. We have the chance to watch a storm develop in the Atlantic and track it. If a storm does come into the Gulf of Mexico it could travel anywhere and hit any city along the coastline as everyone has seen. Erin and Opal came through within 4 months of each other in 1995. Opal was on a track to hit Pensacola head on then suddenly headed east. Those of us who live here year round have all our personal belongings, heirlooms, pictures, paperwork, etc. If someone has a second home most valuables and irreplaceable items are at their primary home. As most of us say, it’s the price we pay for living in paradise. We have some of the best weather anyone could want. The beaches, the parks, the change in seasons – that’s the panhandle. What we need now are more airlines to come in with direct flights to make it easier for tourists and new residents to travel along with new industries.

The Pensacola Community is Busy in September

September is a busy month in Pensacola. The Seafood Festival begins September 25th and runs through the 27th. The ultimate in mouthwatering delicacies from the Gulf will be the “star” of this annual event. This is the 32nd year. The cost? FREE entry. Downtown will be filled with families taking in not only the food but the views of Pensacola Bay, historic sites, local and national vendors will be proudly displaying their talents whether it be paintings, jewelry, T-shirts, originality prevails. A 5k run is scheduled for the 26th. Each year the crowds increase as word spreads as to the fun, food and fun filled times visitors and locals alike experience.

If you love wildlife and parks, stop by Big Lagoon State Park on Gulf Beach Hwy located between the Pensacola Naval Air Station and Perdido Key on the 19th of September for the Wet and Wild Festival – a free family day. Learn about the importance of saving the Sea Turtle Eggs and, once hatched, helping the “little ones” make it safely to the water, saving them from natural predators. Instructors are also scheduled to be available for free kayak lessons and safety issues, The scheduled hours are from 8:00 in the morning until 5:30 in the afternoon. Hungry after a hectic day? A short drive to Perdido Key minutes away will have relaxing dining awaiting whether it be Mexican, Italian or various types of Seafood. Whatever you choose, enjoy!

Looking to Reserve Beachfront Condos and Homes For A Quick Getaway?

Heading to Pensacola Beach or Perdido Key for some family time before school starts? Be sure you have reservations as this has been the busiest summer I have seen in at least 3 years. Going to the grocery store reminds me of what New Englanders do when they know there is a snow storm coming. The blizzard of 1978 never left their minds. Milk, bread, peanut butter, jam, eggs, etc. fly off the shelves at the mention of a snow storm headed their way.

My own experience shopping here this week brought back those memories. I was astonished at the number of people buying groceries. Scooting through as quickly as I could, I overheard some conversations regarding visitors’ friends making a last minute decision to stay in Perdido Key having no luck in obtaining reservations at any waterfront condominium.

Our weather has been totally conducive for lying in the sun, swimming in the Gulf or taking a late night walk along the beaches. The stars and planets seem so close one feels like they can pluck them from the sky. Night time brings the universe closer and darker with the stars shimmering and shinning thanks to little or no light pollution.

More people have requested showings this summer for waterfront homes, Gulf front condominiums and resort vacation properties. Some of these have converted to sales.

While enjoying the beach may be the main reason to visit,, don’t forget downtown with the T.J. Wentworth Museum, Pensacola Museum of Art, Seville Square, Belmont Arts & Cultural Center, The Saenger Theatre and our Park Squares sharing Pensacola’s history just to mention a few other options.
