For the first time, prices seem to be slowly adjusting upward slightly. The Purple Parrot Resort is a good example. Two months ago a 2 bedroom, 2 ½ bath unit was purchased for $110,000 unfurnished. A 3 bedroom unit unfurnished closed recently for $140,000. Granted, most of these were short sales and foreclosures so each financial institution had different asking prices – some lower than others. Now the broker price opinions are showing prices on a small increase.
Value is always determined by the price at which a seller is willing to sell and a buyer is willing to purchase. The appraisal once done will either support the final sales price or not. If anyone is wanting to view property and wanting to buy a second home, waterfront condominium or a primary residence and will be here this spring/summer on vacation, this would definitely be the time to look.
April was a busy month for recreation. Perdido Key had a successful boat show and the infamous Mullet Toss at the Florabama Lounge. Downtown Pensacola had the Seafood Festival with hundreds and hundreds of pounds of crawfish being boiled. Locals and visitors alike had a great time.
Memorial Day weekend will be a busy one on Pensacola Beach, the Naval Air Station and in town as well. This is the start of the tourist season. If anyone is planning on visiting this summer you will want to secure lodging on Perdido Key or Pensacola Beach soon.
