One of the Broker’s Open properties I visited today was outstanding.  Located at 5935 Moss Ranch Road in Pinecrest, Florida, it felt like I was in a fabulous resort somewhere in the Mediterranean. I attended a Broker’s Open today at 15950 SW 79 CT. The best feature of this property is the location, the lovely mature trees and beautiful, quiet, secluded cul de sac.  The house was built in 1959 and although it has been well cared for it’s ready to be replaced with new construction. Palmetto Bay is a great family neighborhood known for it’s parks and good schools. The listing price, $425k, is high for today’s market. I recommend lowering the listing price to approximately $375k.

If you’re shopping for a home in South Florida and are ready, willing and able to spend $1,500,000 – $3,000,000 for your dream home you might be interested to know…..  In September, 2010, in Pinecrest and south Coral Gables, in this price range there were 151 homes for sale, and only 1 sold.  That house was for sale for 202 days and was purchased for $1,700,000.  It sold for 89% of the listed price. Congratulations to the sellers, the buyers and their families.
