Selling Your Home

Selling to any willing buyer

Tuesday, May 25th, 2010

Selling a home in any part of the country has become more difficult ever since the housing crash. This could not be more true then in a place like Las Vegas. Even now as we are recovering from the bubble, there are still so many foreclosures that they seem to flood the marketplace. If you are going to try to sell your home in this climate, then you are going to need to smart about how to do it.
The first thing you are going to need to do is to get the top flight real estate agent. There is no point in trying to get a less experienced less expensive agent in this economic climate, because then you might be waiting for quite some time to get your home sold. You need someone who is going to know how to get your name out there, and get the best light shining on your home. If you can get an agent who will really publicize well for you, then you have taken out some of the heavy lifting.
The other important thing to remember is that you must be willing to sell to anyone. The way the housing market is right now, it seems that the only people who are buying homes in mass are professionals and investors. These people are primarily looking to just turn a profit on the home, so they may try to get you to sell a lower price. Use a measure of common sense on the price in order to get your home sold.

Selling Your Home in Las Vegas, NV

Tuesday, March 16th, 2010

Selling Your Home in Las Vegas, NV might not be as hard as selling your home in other parts of the country. If you are ready to put your home on the market, there are some simple steps you can take to guarantee your success. Selling Your Home in Las Vegas, NV is not something that you can do alone, you have to have qualified help, to move the property in a reasonable amount of time.

The first thing that you want to do when you sell your home, is to make sure that you understand the market somewhat on a personal level, and then hire a good broker. The reason why selling your home through a good broker is a requirement for anyone wanting to sell, is because, despite the real estate issues that other US cities are experiencing, homes continue to sell in Las Vegas. This is because there are tons of people that would like to move to Las Vegas because of all the excitement that Vegas living can offer. If you have a nice quality home for sale, chances are, that you will sell it in record time.

The best way to insure that this happens is to hire a good broker. Your broker should have a good understanding of both the local Vegas market, and the international market of consumers that want to buy property in Vegas. Your broker should help you understand how to stage your home so that it sells faster, and give you a realistic time-line for its sale. If you do not understand the market somewhat on a personal level, and then hire a good broker, then you could easily run the risk of not moving your property.

Selling your Las Vegas Home Without Losing Your Shirt

Thursday, February 11th, 2010

Let’s face it: if you own your home in Las Vegas you are probably taking a beating. If you can hang on until the market improves, DO IT!

If you are reading this article however, you may not have a choice. A job opportunity, debt management, or other lifestyle affecting issues may be in play. So if you must sell now or in the near future, here is a technique you may not have thought of.

First, in order for this to work, you must be flexible and the home must still be furnished. It must be in decent shape, with not major defects or obvious repairs needed.

The challenge to selling your home is the glut of available living space, so getting noticed is difficult, and getting a good price is even harder. So our strategy is to focus on providing a service, and using convenience as a selling tool. What you do is take stock of the casinos and large employers closest to your home. If you know someone who works there, reach out to them for an introduction. Failing that you call the main number.

Ask to speak to the person who sources short and long term residency for relocated workers. Let them know you have a furnished property available for short and long – term lease at below market rates. Try to get enough to cover your mortgage but don’t get greedy. What you are looking for is a new employee to live there for two or three months. You then reach out to them and let them know they can lease to own your home, and you will let the three months rent paid count as the down payment.

If they like the place they will rather stay than move, and as long as your price is in line with other properties, you should have no trouble selling. And if not, at least you covered the mortgage for a few more months and can try again.

A Few Things to Consider Before Selling Your Home in Las Vegas, NV

Friday, December 11th, 2009

If you are thinking of selling you home in Las Vegas, NV this may be a good time to do so but there a few things to consider. This can be done by a member of your family that does not live with you or a friend. Take a good look at your house the way it is and ask yourself if you were a potential buyer looking for a house, would this be one that would be considered and if the answer is no, you have work to do.

A few huge mistakes that home sellers tend to make is not clearing their clutter from the sight of the potential buyers. If a person walks in a home that they are considering to purchase and see a huge stack of papers on the dining room table, or too much furniture in the living room and maybe even an office that has various exercise equipment in it instead of just office things.

Another huge factor in selling a home is the color of the walls. It is an easy thing for someone to change once they have bought the home and moved in but some people are not interested in painting or doing any work at all to the house after they purchase it. so they want it move in ready.

To set the asking price of your home do some shopping around at comparable homes in your area to see what they are selling for, you may be surprised.

Looking to Sell Your Las Vegas Home?

Wednesday, November 4th, 2009

Are you thinking about selling your home to move to another area of the country? Maybe you are eager to take advantage of the current housing market combined with the lower interest rates. There are a few key points to selling your home. While you might be used to seeing it everyday, it’s important for you to look at your home from the perspective of a potential buyer. Some things you need to ask yourself are:

Do you have things cluttered up on the table in the dining room? What does your counter top in your kitchen look like, is it cluttered with appliances? Does the furniture placement in all your rooms give you good flow or is there too much furniture? What does your closet look like, is it cluttered and messy? Take a close look at the bathrooms, do you have lots of things on your counters? Last but not least is the paint color of all your rooms, is it inviting to a potential buyer?

When you have answered all of those questions you will be able to start to see your home from a buyers eye and see if they would purchase the home the way it is.

Basically you want to remove clutter from any rooms that look crowded with furniture. Adding a few accessories here and there will help add a nice touch. For example, in the bathroom after you get rid of everything on the counter you can place a decorative candle, basket of flower petals or some rolled up towels. Try doing the same types of little things to the other rooms in your house, and you’ll be well on your way!
