Bonita Springs-What is Florida Homestead Exemption?

Homestead Exemption is a constitutional benefit of up to a $50,000 exemption removed from the assessed value of your property. It is granted to those applicants who timely file by March 1, possess title to real property and are bona fide Florida residents living in the dwelling and making it their permanent home on January 1. Rental of the homestead property (exclusive use by a tenant on a temporary, seasonal or annual basis) constitutes abandonment of the homestead – if you plan to rent, contact the Appraiser’s Office to determine your exempt status. Properties granted Homestead Exemption automatically receive the “Save Our Homes” benefit. This is a constitutional benefit approved by the Florida voters in 1992. It places a limitation of 3% on annual assessment increase on Homestead properties beginning with the 1995 tax year. For properties granted Homestead Exemption in the prior years, that assessed value will be the base value for the implementation of “Save Our Homes”. Thereafter, the assessed value will not increase more than 3% or the Consumer Price Index, whichever is less. Exceptions to that limitation include new additions or construction that escaped taxation in the past. Another exception would occur when a homestead property sells: the assessed value returns to fair market value in the year following the sale. That fair market value assessment then becomes the base value for “Save Our Homes” purpose for the new owner/homestead applicant. You should select a Bonita Springs community before the house

As I start to work with buyers I explain that the community selection should be the first priority. There are many communities in the Bonita Springs area that have a variety of ammenities. My approach is to tour several properties in the different communities to give the buyer a feeling of each community. Some communities offer no amenities. Some offer a community or private pool. Others may offer golf, tennis, social activities and a private beach pavillion. Location is also a factor. Is it near the airport, the beaches or major shopping and restaurants. Once one or two communities have been selected, the buyer can then concentrate on finding the right property.

Some Bonita Springs FL Homes May Be Worth More Than Owners Think

American homeowners’ confidence in their own homes’ value during the fourth quarter fell to its lowest level in seven quarters, with just one in five (20 percent) believing their own homes’ values increased during 2009, according to the Zillow Survey.

However, the survey finds that 28 percent of homes increased in value during 2009 in other parts of the country excluding Bonita Springs, Florida. The disconnect between rising values and lower homeowner expectations led a Home Value Misperception Index of negative two (-2).

A Misperception Index of zero would mean homeowners’ perceptions were in line with their homes’ actual values. A positive index means homes are worth less than owners think; a negative index indicates that homeowners are overly cynical about their own homes’ value.
