•How many years has the builder been in business?
•How many projects has the home builder finished successfully and where have they built the majority of their homes?
•What is the home builder’s specialty? Do they primarily build luxury homes, condos, vacation homes, apartments?
•Has the builder met construction deadlines in past projects?
•Will you receive the property “decorator ready” or will come with flooring and paint?
•Does the price range compare with other builders and other properties in the area?
Que tomar en cuenta en un desarrollador a la hora de seleccionar en preconstruccion?
•Cuantos anos tienen en el negocio
•Cuantos projectos han finalizado exitosamente
•En que estan especializados? Casas de lujo, apartamentos, casas de vacaciones?

There are many reasons why you might need an home appraisal; the main reason the bank will require a home inspection is to secure financing and obtain a mortgage. However, there are many other reasons to get an appraisal. For example, you might get a home appraisal to lower your property taxes (to remedy a high assessment), or you might need an inspection for insurance purposes (you would need to increase your insurance coverage to cover an increase in the value of your home).
Another reason for a real estate appraisal is to determine compensation for condemnation or to establish the value of an estate when one of the owners dies.
Cuando se hacen los avaluos?
Generalmente el uso mas frecuente de los avaluos es cuando se va a pedir un prestamo al banco para establecer el valor de la propiedad, pero tambien hay otros usos del avaluo, por ejemplo cuando el valor que le da la ciudad a la propiedad en base la cual es tomado los impuestos estan muy altos; otro uso es por ejemplo para el seguro y establecer el valor de la propiedad para la cobertura; otro seria para fijar la compesacion por toma de la propiedad por la ciudad; otra seria para calcular el valor del impuesto de sucesion cuando uno de los propietarios muere.

Que tomar en cuenta a la hora de re-ubicarse a una nueva ciudad?
Cuando piensa en mudarse a una nueva ciudad hay muchos factores que debe tomar en cuenta en relacion a la urbanizacion y la zona donde desea ubicarse. Primero que nada la ubicacion de su trabajo, escuelas, trafico de la zona y sitios de interes en base a las actividades y calidad de vida que usted y su familia desean tener. Es muy importante tambien saber que esta pasando con el Mercado de esa comunidad especifica ya que actualmente los precios se estan manejando de manera muy local en base a la disponibilidad de propiedades a la venta.

It is very important to be very clear on the type of investment property upfront so that you feel comfortable with you’re the amount of money you invest in real estate. Some things to consider when making investments in properties are:
1.How much money do you want to allocate toward that property investment (cash for down payment and monthly payments) ?
2.How much time do you want to invest to manage your real estate investment? (You will need to decide if you want to buy an apartment / a condo / a townhome to rent, or a vacation home for short term rentals or a commercial property for rental purposes. )
3.Do you want a short term, midterm or long term property investment?
4.Do you have a Real Estate team of professionals that will support you through the
investment property process? (Real estate agent, mortgage broker, title company, real estate lawyer, accountant)

Es importante para poder acertar en la búsqueda de la inversión estar claro en que tipo de inversión desea participar ya que eso determinara las diferentes alternativas del mercado. Por lo tanto antes que nada se debe determinar:
1. Con que capital se cuenta
2. Que tiempo se desea dedicar
3. Determinar si la inversión es a corto, mediano o largo plazo.

•Buy the foreclosed house when it is at least 30% below the market price…
•Your closing costs on the foreclosure should be no more than 4%…
•The expenses at the time of re-sale of the foreclosure listing should be no more than 10%…
•You need to take into consideration all the monthly expenses that you will have during
the time you will be repairing the foreclosed property and completing the home improvements…
•Total of closing costs, re-sale costs and repairs of the foreclosed home should not be more than 20%, so you can have 10% profit…
CUANDO ES NEGOCIO COMPRAR UNA CASA QUE FUE REPOSEIDA COMO INVERSION?:
•Se recomienda comprar por lo menos con 30% de descuento.
•Gastos de cierre de compra generalmente estan alrededor entre 3% y 4% (dependiendo de cuantos puntos cobre la compaa de mortgage) sobre el precio de compra.
•Los gastos de re-venta son aproximadamente 10% (taxes, registrar el Deed y el mortgage, gastos de abogados, seguro de titulo, y comisin de venta), sobre el precio de venta.
•Los gastos de reparacion no deberan ser mas del 10%
•Se debe tomar en cuenta que existen gastos mensuales que hay que pagar durante el
proceso de reparacion, por ejemplo si se requiere agua, electricidad, intereses del
prestamo, condominio (si aplica), taxes, entre otros.
•En total los gastos de re-venta no deben pasar del 20% para que quede una ganancia de por lo menos 10%

International and local investors are looking for international investment properties that are undervalued and/or in foreclosure as well as sellers in distress. My experience has been that international and domestic investors actually prefer properties that are in distress over properties that are in foreclosure.
Que buscan los compradores locales e internacionales?
Los inversionistas internacionales y locales estan buscando invertir en propiedades que estan debajo del precio de Mercado, algunas de esas propiedades pueden estar siendo reposeidas por el banco o pudiera estar en manos de propietarios con problemas que que requieren de vender la propiedad de inmediato y estan dispuestos a bajar el precio a montos muy por debajo del Mercado.
