Should I Have A Home Inspection?

It is said that the purchase of a home is one of the largest investments you will make in a lifetime. Speaking from experience, a home inspection is one of the most important things a Merrillville Buyer can do to protect that investment. That being said, the selection of a home inspector should not be taken lightly. Make sure they are a member of a professional Merrillville home inspection organization, is properly licensed and trained ,and can provide you with references.

Home Inspectors will attest to the condition of roofs, chimneys, gutters, down spouts, fascia, siding, windows, foundations, doors, any additions, the electrical, ceilings, walls and plumbing just to mention a few. A home inspector may ask for additional inspections by Merrillville contractors licensed to inspect asbestos, radon gas, lead paint, toxic mold and pest control. There are even home inspection companies which will provide you with manuals that will instruct you on general maintenance of your home and advise you on how to make minor repairs.

Something to keep in mind is that the Home Inspector can only attest to areas of the home that are visible to the naked eye. For instance, dry walled areas and parts of the foundation which are not accessible are excluded from the inspection.

A good inspector will take approximately two hours to complete a home inspection.  At the end of that time they will provide you with a written report specific to the home you are purchasing.  Your agent will make two copies of this report, one for their files and one which will accompany the Inspection Response Form on which you will note any major repairs you are requesting the Seller make.  A home inspection is nothing to skimp on. The cheapest inspection companies are not always the best way to go.
