Mercer Island is Amazing!

I hope you enjoyed our glorious sunshine this past weekend! Our Island looks so beautiful with all the flowers in bloom. Properties here continue to sell for incredible prices-it’s an ideal time to buy!

Changing the subject, I just noticed in the Obituary section of the paper that Tuk Tada passed away. You may recall that he was the manager of the South End QFC for many years. He was such an outstanding manager, so caring and willing to help with whatever was needed. Once when my son was quite young, I sent him to the store to buy something-and he was upset because he had lost the money on the way up there. Tuk, who knew him by name, said “That’s all right, just have your mom bring the money when she comes up here.” Everyone in the South end knew him, and appreciated how well he ran the store. My thoughts are with his family at this difficult time.

Incidentally, one of the many perks of living on the Island is that we do get to know our merchants, and we try to support them whenever we can. Our “Third Thursday Art Walks” are an enjoyable way to get out in the evening and visit with our fellow Islanders, while supporting our merchants at the same time.

Mercer Island is in the process of updating its “Shoreline Master Program” for properties within 200 feet of Lake Washington, regarding docks, bulkheads, protection and restoration of the shoreline’s natural resources and public access. The City is actively seeking input from citizens. Last week an open house for citizen input on the subject was held at the Mercer Island Community Center.

We are so fortunate to have a chance to participate in matters that affect us all. Needless to say, I love living here. Our Real Estate Office is Buzzing With Activity!

It is so encouraging to see the Real Estate market picking up. Last week I sold one of my own listings, and another of my Mercer Island listings sold. This is great since in both instances, the Sellers needed to sell in order to move on to their new living arrangements. Other Realtors I’ve spoken with are also starting to see more action than they’ve seen in a very long time. The Real Estate offices are now buzzing with activity!

I believe that the rest of the economy will soon be helped by a more active Real Estate market. Once Sellers adjust to the new market value prices so they can sell their homes and move on, they will need home improvement products and services. Also, builders will be more apt to build spec homes-utilizing those products and reactivating those related industries so they are able to retain more of their employees, who in turn will be able to purchase more goods…and the beat goes on.

Wow! With sunshine streaming in, the flowers in bloom, and hope on the horizon, Islanders and others I’ve spoken with lately at social gatherings, seem much more optimistic. And, as we all know optimism is catchy-almost as catchy as “swine flu”, but with opposite results. I hope you’re soon able to catch the former, and not the latter.

The Tide is Turning!

This past weekend I had 3 offers on listings, resulting in one sold listing and another listing with multiple offers on it. It’s hard to believe. Of course, the prices for those properties would have been unheard of in the market last year or the few years preceding that. But that seems to be the new reality. If our prices seemed to be inflated the last few years-and they did, they’ve now returned to a new “normal”; back to where they were before the rapid quantum serge to prices we had a hard time wrapping our minds around. In fact, it seems that we’re back to 2004 prices.

Although it’s still a buyer’s market, once the inventory starts selling off, the law of “supply and demand” will allow prices to rise once again. However, it may be quite a few years until we see prices like we have had in the past few years. In the meantime, we’re happy to see sellers–those who are willing to price at today’s market value–able to sell their current homes (and take advantage of record low interest rates) so they can move on to homes that better suit their lifestyle.

WOW! Interest rates under 5%! I remember when interest rates were 22% and we had to do "wrap around" mortgages in order to sell homes. We didn’t think rates would ever go below 12%, and we were hoping for that. Sure home prices have increased since then, but with interest rates this low, and bargain prices, you most likely won’t end up paying much more, if any more, for a great new home than you would have then. The word is out, however, that interest rates may rise soon. This is the best possible time to buy Real Estate, and Mercer Island is the ideal place-so close to both Bellevue and Seattle, with homes for every lifestyle in every price range.

Our "laid-back" community of interesting, well educated, caring neighbors is a wonderful place to raise a family, with so much natural beauty here to enjoy. Our many parks and beaches (swimming, boating, water skiing), and delightful shops and restaurants plus our great Community Center with activities for everyone are a unique signature of the Island.
