Why work with a seasoned knowledgeable Realtor? Does it make a difference to your “bottom line”?

There are so many pitfalls to avoid in any market, and particularly In today’s unprecedented market. It really helps to have a knowledgeable Realtor on your side. For instance, if you as a seller have an underlying FHA loan, we know that it’s best to close escrow a few days prior to the last business day of the month to avoid paying an additional month of interest.

And if your underlying loan is a conventional loan, as most are, we know that it’s best to avoid closing escrow on Friday so you won’t be charged interest over the weekend.

Also, for first time home buyers, we know that it’s important to verify the exact date your lease is up to make sure you’re not duplicating payments.

Spring is here, the daffodils are in bloom and home buyers are starting to actively search for, and purchase, the ideal Mercer Island residence for their lifestyle. We have seen more pending sales here than we have for quite some time. High end homes are selling to those buyers who want to live on Mercer Island, since they want the very best-those who can still afford waterfront mansions. A case in point, a premier waterfront home at Proctor Landing that was listed for $23,900,000 just went pending.

We are also seeing more sales in lower price ranges. This month, the following excellent Mercer Island homes went pending:

  • Two in Parkwood that were listed at $935,000 and $999,000
  • One on First Hill that was listed at $1,049,000
  • One on Maple Lane that was listed at $1,839,900
  • One off East Mercer Way that was listed at $899,950
  • One in Mercerdale that was listed at $642,500

Now is the perfect time to take advantage of the opportunity to live in a beautiful home on our amazing Mercer Island for less than would normally be possible. The nice part for our current Mercer Island residents is that although their homes may sell for less than in past years, they will be able to purchase another home on Mercer Island for less as well. Good News for First Time Home Buyers!

Good news for Mercer Island first time home buyers!  With this new incentive for home buyers, we anticipate a more active market for our beautiful Mercer Island homes.  We expect to see a “trickle up” effect where entry level homes sell so that those sellers can then move up to the next level and so on.  How does it work?  The new Home Buyer Tax Credit provides an $8,000 credit that will be available to first time home buyers when they purchase a primary residence between January 1, 2009 – December 1, 2009.  Unlike prior proposals, this credit does NOT require repayment.

Also, you may qualify as a “first time” home buyer even if you have owned a home in the past, as long as you have not owned a home in the last three years.   Call me for more information about the parameters.  That, together with our normal activity in the Spring when the flowers are in bloom, should open the Mercer Island market to more first time home buyers.  And of course, once the inventory goes down, this amazing “buyers’ market” (with low prices and low interest rates) will become a more balanced market for first time home buyers.  It’s always a case of “supply and demand”.  Also, the FHA Jumbo loan was just approved to increase from $506,000 back to the 2008 limit of $567,500 which should help Mercer Island first time home buyers as well.

We still have amazing inventory on our beautiful Mercer Island ripe for the picking, with prices so low compared to recent years that you first time home buyers will be amazed–it’s a great way to have instant equity, since historically our Mercer Island home prices have continued to appreciate in value over the years.  Please call me for a tour of properties in your price range as a first time home buyer on our great Mercer Island.
