50 Ways to Go Green In El Dorado Hills

In honor of Earth Day Coming up soon on April 22, here are some tips to help you make an impact – or less of an impact – on El Dorado Hills, or your planet:

    1. Lower your thermostat by a few degrees in the winter and raise it few degrees in the summer.
    2.
    Say goodbye to bottled water by purchasing a reusable water bottle.
    3. Install low-flow faucets and showerheads. If your budget allows, purchase a water efficient toilet—you may even get a rebate from your local water company.
    4. Start a compost in your backyard.
    5. Buy foods locally at a nearby farmer’s market.
    6. Bring reusable shopping bags to the grocery store.
    7. If you don’t have your reusable shopping bags with you at the grocery store and are given the choice of paper or plastic, choose paper.
    8. If you have plastic grocery bags, recycle them to be used as doggie bags, dirty diaper storage or for small trashcan liners.
    9. Install compact fluorescent light bulbs throughout your home.
    10. Turn off lights & electronics when you leave the room. Likewise, unplug electronic items, energy strips and protectors when not in use.
    11. Recycle newspapers, cardboard, paper and plastic items.
    12. Carpool to work more often.

    39. When purchasing paint, opt for zero or low VOC paint, made by most major paint manufacturers today.
    40. Keep your house cooler during the summer by closing shades, blinds or curtains during the hottest times of the day.
    41. Line dry your clothes whenever you can.
    42. Drop your tissue in the trash instead of flushing it and save water every time.
    43. Plant trees and shrubbery around your home to help keep your home cooler during the warm summer months, and help you   run your air conditioner a little less.

The community of El Dorado Hills in located in the foothills of the Sierras and is often referred to as the gateway to El Dorado County.

You can look to the west and have views of Sacramento Valley and Folsom Lake. The higher you go into the foothills you can get great views of the Sierra Nevada Mountains. El Dorado Hills is a community that has something for everyone from shopping, restaurants, wine tasting, cultural events and much more.

Recreational activities in El Dorado Hills include, off road bike trails or road biking on country roads, walking trails, boating and jet skiing on Folsom Lake.  If you like hiking you can use the trails around the lake and fishing is also great.  Folsom Lake has seventy-seven miles of shoreline, which is the most used recreational area in the state.

In El Dorado Hills you will find the outstanding planned community of Serrano that has gated villages which offer quiet living and security. Serrano also offers hiking trails, nearby schools, a private country club with a championship golf course – all surrounded by 1,000 acres of open space and spectacular views.

The community of Folsom is only 5 minutes away from El Dorado Hills.  In Folsom you will find the Folsom Premium Outlets for great shopping and also an open air mall called the Palladio which is in the process of being opened.  The mall already has the Palladio 16 Cinemas and more stores & restaurants are to come.  Historic Sutter Street in Folsom has an abundance of the old gold rush days with shopping and restaurants with views of the American River.

Going east into the Sierra Foothills on Hwy 50 there is a new Black Hawk Casino that offers great restaurants foothill views and gambling.  Another few miles on Hwy 50 east come upon the Historic Town of Placerville which was legendary during the gold rush.  Gold Bug Mine is a great place to visit and relive the gold rush days.

The area has plenty of things for everyone in and around El Dorado Hills, this is a quality of life you will treasure!

Median Home Prices in El Dorado Hills and Vicinity

Calling all buyers!   It is time to get off the couch and buy a home. Home prices are favorable and interest rates are at or near a historic low.  If you are in a position to buy a home you should really do so before either of these factors rise.

As per the MLS data listed above, Cameron Park’s median price has gone down 13.2% since August 2009 and Folsom’s median home price has gone down 4.2% since August 2009, but El Dorado Hills median home price has actually gone up 5.6% since August 2009, so if you are planning on buying a home in El Dorado Hills, I suggest you do not wait much longer to purchase that dream home.

Bank Owned Homes in El Dorado Hills

Was El Dorado Hills saturated with banked owned homes as other areas in California? Not really, the data below only suggests that the trend is shrinking.

In March, El Dorado Hills had 23 new listings of banked owned homes that were added to the 28 already on the market.  The rest of the months stacked up as follows:

One fact is that prices are increasing on homes in El Dorado Hills, for example the median average price per square foot on bank owned homes in March was $143.00 and in August $154.00, a 7.9% growth in the last 6 months.  So, the data suggests that things in El Dorado Hills are looking up.

A Bank Owned home is a home that has gone through the complete “Foreclosure” process. This means that the Homeowner has defaulted on their loan and a NOD (Notice of Default) has been issued to the Homeowner. If no agreement has been made between the Homeowner and the Bank to remedy the situation and stop the process, within approximately 60-90 days of receiving the NOD, then the bank issues a “Trustee sale date”, which is posted on the home and recorded with the county. Between the time that the Bank issues a Trustee sale date and the actual date, if there is still not a solution to the Homeowners default, then the home is foreclosed upon (repossessed) and put up for sale at an auction on the Trustees sale date. If the home does not sell at the auction, it is added to the Banks’ inventory and known as REO (“Real Estate Owned” by the bank). The bank then hires a Real Estate Agent to list the home for sale to the public.

A Short Sale happens when a home is listed by the home owner for less then what the home owner owes to the bank.  The bank has to approve the sale price in order for the home owner to sell the home.  This is a very lengthy process, see our blog What is a “Short Sale” when Buying or Selling a Home.

What is a “Short Sale” when Buying or Selling a Home

A Short Sale is an agreement made between the Bank that provided the loan, and the Home owner.  If the Home owner owes more money that the home is worth in today’s market and they can no longer afford to make their payments, due to a “hardship”, then the Home owner (and Realtor) can talk with the bank/lender to see if they will accept less money (short the full amount) than actually owed on the home, rather than letting the home go through the foreclosure process.

These are some of the common variables that have to be considered for a successful “Short Sale”

  1. What is the actual hardship
  2. How many loans are involved (1st mortgage & 2nd mortgage etc..)
  3. Pending liens (taxes, HOA dues, etc..)
  4. Past due utilities
  5. How title is held
  6. Has there been a Notice of Default filed
  7. Has the Seller provided all necessary information requested
  8. Has the home been priced correctly (fair market value)
  9. Is there an offer and  is it a fair market price for this home
  10. COMMUNICATION, COMMUNICATION, COMMUNICATION!

These are some of the potential items that need to be addressed proactively or they can potentially create road blocks in the Short Sale process, if not handled properly and with good foresight.

Unfortunately there is no such thing as a “Typical” Short Sale.  Each and every Short Sale has a personality of its own and will take perseverance, patients and persistence to be successful.
