Home Inspectors 101 from The Colony Texas Realtor

In an hour I have the Home Inspector, Pool Inspector and WDI Termite Inspection converging on an out of state buyer’s home under contract.  Great blog Topic: Home Inspector 101 for Home Buyers.  Every  Home For Sale should have a home inspection and this blog will explain what happens.

I’m Back – Really Big Home –  4,800 sqft –  in Little Elm on Lewisville Lake - 4 hour inspection. I was there a long time.

This home is a “Relo”.  A relocation company is Selling the home through a listing Realtor.  The Relo Co. had Inspections done 47 days ago and provided me with full reports.  Home buyers  may be tempted to not get their own home inspection ~ Just rely on the recent Relo inspection and save hundreds of dollars.  That would have been a $15,000+ mistake in this case.

I am thankful we did our own inspection as the Relo inspectors seems to have glossed over or entirely missed quite a few things. First off, it needs a new roof – it’s probably “uninsurable” – Cost $10,000 easy.  The hot water heater is rusted out at the burners- slow leak –  needs replacement and the rotted wet wood damage is unknown.  There were 5 more major plumbing issues: hot & cold reversed on a shower; leaking toilet fill valve; tub valve defect; kitchen sink plumbing code; etc.  Windows: 5+ fogged and 2 cracked (how did the Relo inspector miss this?). Then there were the electrical issues.  And the pool problems – it’s slanted.   And the A/C.  And here’s a favorite – the Relo home inspector said  it was “city sewer” and no problems – But it’s an Arobic Septic System – no city sewer in the subdivision. 

Beautiful – actually gorgeous – home with a long list of things that have been neglected.  We are in the Contract “Termination Option” Period so I wrote an amendment of those things the buyer wants corrected or he will take the “Option to Terminate” the contract.

Bottom Line – For Your Own Protection, Get A Home Inspection.

I have 20/20 doing another inspection next Tuesday in The Legends in The Colony ~ hope this inspection comes out better.
