Walk outside the home you are trying to sell early in the morning. What is the first thing that you see? If it is something positive what can you do to make it even more positive? If it is negative what can you do to correct the situation? Find the resources to complete those projects.
Next walk outside the home you are trying to sell at lunch time. Again what do you notice? What can you do to make it more positive or eliminate the negative?
Next walk outside the home at sunset and ask yourself the same questions.
By walking outside the home you are trying to sell three times during the day you can find projects that need to be completed to make your home look its best regardless of when the perspective buyer comes by your home.
Some general suggestions include:
• Remove clutter from the yard
• Landscape the property
• Make sure the house number is clearly visible
• Wash the windows
• Clean the gutters
• Wash or paint the exterior of the home
• Make sure the front door is appealing
• Consider adding outside lighting
• Clean the garage or carport
• Repair anything that is broken
• Add an attractive mailbox
The home owner who does these simple steps will greatly improve the chances of selling their home as perspective buyers will think the home has been well cared for.
