Do not leave unpaid taxes for the buyer. When you arrive for your closing you may be surprised to find it has been postponed and possibly canceled because unpaid taxes are owed on the home. You are responsible for all taxes up to the date of the sale. Letting the potential buyer know up front that all taxes and legal matters are taken care of gives you credibility and makes the sale more likely.
Do not offer to make special arrangements for down payments, or financing, or to hold the sale until someone’s check arrives. Unless you are a banker, the skill to handle financing is beyond the reach of the average homeowner. People who do not have the money for a deposit, or need special financing arrangements, are very likely to back out of a sale. In the time you waste with them, other potential buyers will have moved on.
