Many times people hire a realtor to sell a house or condo and the listing expires without the house or condo being sold. What went wrong?
Was it the realtors fault? did not advertise it as he or she should have done? did not held open houses? did not answer his or her phone when other realtors wanted to show the listing?
How about the price. Was it priced correctly? did the owners check the CMA and follow the advice of the realtor as to the pricing?
Was the house or condo in good conditions? Did the owners got rid of the wall paper from 1982 ? How about the kitchen? Was the place clean or messy when buyers went to see it?

Miami condominium sales rose by 36% last month compared to September 2009, while existing single-family homes declined by 6%, according to new data from the Miami Associations of Realtors. Nationwide, existing home sales also rose in September, indicating that the U.S. housing market is in the early stages of recovery, the National Association of Realtors said. ” A housing recovery is taking place but will be choppy at times depending on the duration and impact of a foreclosure moratorium,” saide lawrence Yun, NAR’s chief economist. ” But the overall direction should be a gradual rising trend in home sales with buyers responding to historically low mortgage interest rates and very favorable affordability conditions.” The national median existing home price for all housing types was $171,700 in September, 2.4% below prices in Septembre 2009. Distressed homes accounted for 35% of sales in September compared with 34% in August.

Short sales is a long and arduous process with unclear expectations and no specific guidelines to follow.
Many myth about short sales have emerged such as it is better to short sale that to go to foreclosure. There is no doubt that a foreclosure will have a detrimental effect on credit, but the negative impact on credit for a short sale may not be much less. Additionally, a short sale may not be in the seller’s best interest, particularly if it is on an investment property and not the seller’s principal residence. The IRS considers a forgiveness of debt a taxable event under the Internal Revenue Code, and therefore any mortgage amount forgiven on non-principal residence property is taxed as income. In a foreclosure, there’s no forgiveness of debt and therefore no taxable income.
