These are historic times and the real estate market is morphing on a daily basis. The REO (bank owned foreclosure) properties seemed to be the only game in town. The REO property would often be priced low to create an auction bidding atmosphere and all other inventory seemed to sit and be pale in comparison to the REO opportunity but then along came the Short Sale market.

Short Sales in Dallas definitely offer a window of opportunity for the investor and the first time home buyer alike.
The Short Sale is the sale of property for less than is owed to the bank and in 2010 we’re seeing the banks approve more and more of them in less time than before.

There are benefits to the buyer and seller alike. The buyer that considers Short Sale properties is opening their market up and increasing the selection and negotiating opportunities for a great deal. The seller that participates in a Short Sale transaction is retaining control of the property, avoiding the foreclosure stigma as well as limiting the damage to their credit rating, enabling most to be able to qualify for a new loan in as little as 24 months.

The Short Sale process takes a little more patience on the buyer’s side but the rewards of a great house and a great deal can make that more than worth it. Like many other areas in the United States, the Dallas Short Sale market is really just heating up and and there are definitely deals to be had.

First and foremost it is best for you to hire a Realtor when deciding to sell your home in Dallas Texas. The Realtor may help you decide what buyers are looking for in your area. They can also give you tips and ideas that may help your home sell quicker than most. for example; (selling tips on price range and being able to screen your house toward the right market value.) Your Realtor can also tell you other things important to the buyer such as location of schools or shopping malls and such.

Put yourself in the buyers place and think what you would look for if you were purchasing a home .. What would you change and would you update anything. After all It is very likely the buyers looking at your home will be comparing it to other homes in the area. A Realtor will have you prepared and your home ready to compete with others. It is a good idea to go ahead and have a inspection done on your home before putting it on the market.
This can save you many hassles later on and stop a lot of haggling back and forth over the price of your home. Any repairs you do you can add into the asking price, therefore making things less complicated. In Dallas there are many nice homes for sale so be prepared ahead of time.

The time of year you put your home on the market can be important as well. Many homes in Dallas go on the market in the Spring. A great time, for many buyers like to purchase during the Spring and summer season while there is no school in session. Others prefer the fall season before the cold weather sets in.
