Hello,

Today is 2/2/2011. There are currently 177 homes for sale on the Peninsula. This time last year there were 156 homes for sale. There are currently 71 homes in escrow. 31 homes have sold since the first of the year. The average sold price is $1,350,000. We are averaging 127 days on market up from 114 this time last year.

A couple of years ago I started making “cool scarves” that could be soaked in water and worn around the neck in the heat of Afghan summers to send to our troops.  I learned about what they needed from a great website called “AnySoldier.com”.  You could put in what you had to offer and locate the troops whom were looking for what you had.

For a while, I was sending dozens and dozens of boxes to them on a regular basis.  I enlisted the help of all of my friends too and we would have assembling parties to pack the boxes full of stuff.  I think the heaviest flat rate box I ever send the troops weighed about 25 pounds!

Well, about three months ago I received a package in the mail from a soldier who sent me an American flag that had been flown in Afghanistan in my honor!  Imagine my surprise to see this beautiful trianglular shaped glass case holding “my” flag!  It was such a huge honor for the little  bit I had contributed.  I was stunned that this soldier had carried my information with her from post to post until she had the time to send me the flag two years later!

I think about that today on Veteran’s Day.  And, I want to urge everyone to remember those kids over in the Middle East. They are so grateful for the smallest acknowledgement of their efforts.  Please reach out to them whenever you can. Sgt. Denise Sewell, you are my hero!

Tonight, at sunset, we could see blue whales spouting on the horizon and the water teeming with  dolphins!  It  was an extraordinary sight! And, there was a wedding at the Pt. Vicente Interpretive  Center happening at the same time. On warm summer nights the picnic tables are the best place in  town to enjoy the sunsets. Palos Verdes really is an amazing place to live!

Since I’m starting my 27th year selling real estate on the Palos Verdes Peninsula, I have some thoughts to share with today’s home sellers that might save them time and/or money .

This is not a real estate climate to “test the waters”. If you aren’t committed to the selling your home unless you get your price, wait on the sidelines until the economy recovers.


The current real estate market is very price sensitive. Your list price should be at market prices & optimally, a little under, market prices.

Your home must be in great condition & very clean to attract buyers unless you are priced significantly under market rates.  Otherwise, you will be competing with REO’s which are usually discounted to move fast.

Most buyers today are looking for a bargain as a buffer against any potential future price decreases that could occur in the future.
Be sure the Realtor you choose has an internet presence on all of the top real estate websites. Not only will this broadcast your listing to the greatest numbers of buyers, but it will also give your agent the ability to email you weekly reports about the number of people who visited your listing’s websites.

If you find out 900 people viewed your property online but there were no physical showings of your home, chances are, there is something wrong with your listing. Is it too highly priced? Are the quality of the pictures below par? Does your house look unappealing in the photos?

There are a myriad of other factors to consider when deciding to sell this year, but these points are essential to a successful experience. Your best bet is to choose a Realtor wisely. That can potentially save you thousands of dollars & lots of heartburn.

1.  Did you know the pedestrian crosswalk buttons are raised up high in Rolling Hills Estates so equestrians can reach them?

2.  In the summer, night divers can be seen off the Pt. Vicente lighthouse area.

3.  The Malaga Cove Library has a bin with magazines that are free for the taking.

4.  At the Sunday farmer’s market in the Peninsula Center, as the market draws to a close around noon, some of the produce prices are slashed to bargain prices.

5.  There are incredible walking trails peppered throughout the Peninsula and the Sierra Club sponsers weekly conditioning hikes.

6.  You MUST work with a seasoned LOCAL agent when house hunting on the Peninsula because there are several slide areas you need to know about before making a purchase.

7.  Twice a month, the library holds used book sales at the Malaga Cove and Peninsula Center branches. There you can find books for as little as $1.00. Some books are even FREE!

8.  The local Pavilions grocery store will deliver your groceries if you order them online, for a small fee.

9.  Peacocks roam the Peninsula.  If you hear a sound that resembles a screaming woman, it’s probably peacock mating season. There is a controversy between the “pro” and “con” peacock people.

10.  There are four Palos Verdes Drives that link together to circle the Peninsula: Palos Verdes Drive East, West, South, and North.

11.  Eastview is the newest neighborhood in Rancho Palos Verdes and it is located off Western Avenue, adjacent to San Pedro.

12.  Palos Verdes Schools are consistently ranked among the highest in the state.  For updated school scores, visit the school’s website at the Palos Verdes Unified School District.
