Top 5 Home Improvements To Increase Resale Value in Peoria AZ

There are many things a homeowner can do to increase the value of their house before selling. These home improvements don’t always have to be expensive. Some improvements such as new windows, roofing, and water-proofing the basement are best for long-term homeowners. They add to the beauty and structural integrity of a house, but don’t always give the best return for the money if an owner plans on selling anytime soon.

The first thing a potential buyer sees is the outside of the house. Since first impressions are so important, beautifying the outside of a home can do wonders for its resale value. The number one improvement an owner can make is to add a fresh coat of paint or new siding. The second improvement is some modest landscaping. Maintaining a nice lawn while adding flowers and shrubbery is a cheap way to improve the looks and value of the home.

The third improvement to be made is painting on the inside of the house. The fourth and fifth improvements to make are in the bathroom and kitchen. Potential buyers pay more attention to these two rooms than any others. It is estimated that the return on investing in these two rooms can be between 85 to 90%. Try replacing floor tiling and cabinets in the kitchen. New wallpaper, sinks, fixtures, and faucets are good changes to make in the bathroom. Homes with only one bathroom can be hard to sell– thus adding a second one is usually worth the investment.

Peoria is a medium-size city of about 142,000 people located in Arizona. In 2008 the magazine Money listed the city as one of the top 100 places to live in. The prices of homes in the city of Peoria are down about 8% from the same time period last year. The number of home sales in Peoria has decreased by about 16.2 % during the same time period.

There are currently around 1,709 homes for sale in Peoria and about 2,580 homes in foreclosure, pre-foreclosure and auctions. Foreclosure has hit the country hard and Peoria also had its share of foreclosed homes. These foreclosed homes are deals to potential buyers. The market in Peoria is definitely a buyer’s market right now. The housing prices are great for buyer’s as owners struggle to sell in an economy that is struggling.

The average price of a home in Peoria is currently hovering around $197,000 right now. Sonoran Mountain Ranch is a popular neighborhood located in the city of Peoria and has a average home listing price of around $269,900. All these listed averages are down since 2010. There is no indication as to when prices in the city will start to go back up. Some thought that the bottom was hit in 2010, but that is proving not to be the case.

Peoria is like many markets in the United States, it is currently favoring the buyer and not the seller of the home. There are great opportunities Peoria available for prospective buyers.
