NO COST CLOSING COSTS

This Information comes from an associate of mine, Clark Jensen with with Utah Mortgage. Good information at this time of historic low interest rates.
“One of the more popular loans is the 30 year fixed “NO closing cost loan”. Some lenders want you to think it’s a magic trick. Here’s how it works.. the loans come at a slightly higher interest rate and then the lender pays your closing costs.

For example, let’s say you have a $200,000 loan at a 7% interest rate. If you refinance to a 6.25% rate, it would save you about $98 per month. If the closing costs would then be $3,000 it would take about 2 1/2 to 3 years to break even. However, on a NO closing cost loan, instead of saving $98 per month you would save about $66 dollars a month, but there are no costs, so the break even point is immediate. With the no closing cost loan, since there is no cost, you can refinance even if the rate only drops just a small amount, because there are no costs involved for you to pay at all.. Nothing!

So now you know the truth behind the “No closing cost” loans! Remember, you can use this strategy for buying or refinancing your home”

HOORAY FOR UTAH!

Hooray for Utah!
What a nice morning wake up today. KTVX, a local station here in Utah, reported that the Utah Association of Realtors reported the following statistics. It’s very good news. There are homes being sold in Cache Valley and buyers are searching for those great deals. I have two new clients moving into Northern Utah for a job transfers. They are looking for executive homes. I am also working several cute first time home buyers that are ready to take advantage of the low interest rates. They are looking all over the valley including, Lewiston, Richmond, Logan, North Logan, Wellsville. Real Estate in Logan and surrounding areas is really moving in an upward , positive way. The following is copied from the report on the news this morning.
SANDY, Utah (AP) – Realtors say home sales in Utah climbed for the fifth month in a row in October and posted a 25 percent increase from last year.

The Utah Association of Realtors says Tuesday that members sold 2,819 homes, townhomes and condos in October. That’s up from 2,261 sales the same month last year.

Utah home sales are up more than 7 percent so far this year, compared to the same 10 months in 2010.

But the homes are selling for about 3.6 percent less than last year. The median price in October was $174,750.

The number of homes on the market has declined more than 21 percent over the past year. There were 22,993 properties for sale at the end of October, compared to 29,239 in October 2010.

Selling during the holidays

November 14th, 2011

It’s time to start the holiday festivities in Cache Valley!   If you have home on the market for sale remember to keep your locked when you leave and keep some lights on.  If you are looking for a home to purchase in Northern Utah take a minute and drive around the neighborhood you wish you purchase in.  Look for the real estate signs and write down the address.   Call me and let me know the address of the homes you would like to see.  I  will be happy to arrange appointments for showings.  It’s a fun time of the year to be looking for a new home.

Enjoy your preparations and include the whole family.   Little children enjoy helping and baking.

According to the MLS there are 657 active listings, 13 homes have sold, and 12 have gone under contract in the past 7 days.

$100 DOWN PAYMENT

$100 DOWN!!!

HUD is now offering their properties with a $100 down payment.   Give me a call to get more information.    There are at least  four homes  in Cache Valley available for this program.  Davis County has HUD homes available also.

It seems like things are picking up in Cache Valley.   Last year in the 3rd quarter there were 197 sold properties.   This year in the 3rd quarter there are 247.  Last year 3rd quarter there were 552 new listings and this year 451.  Average price last year 3rd quarter was $196,502 and this year $200,485.    So we are moving up and average price is up a bit.

Cache Valley is growing.   Buyers are very smart and doing their research before they start looking at homes.  Sellers are working hard to make their homes the most attractive to entice buyers to look inside.   There will be more foreclosures coming on the market at the first of the year.

Some people think it’s a bad time to list their homes.   With the holidays here our homes are dressed to the max.   They have the comfy smells of home baked goodness, they are warm and cozy.   It’s a great time to put your home on the market.

Cache Valley’s Amazing Real Estate

Welcome to my first blog.   Everyone has to start somewhere and as is true in all things  the more I blog the better I will get.   My goal is to offer some helpful information about real estate in Cache Valley.   Cache Valley is incredible this time of year.   Our Indian Summers are a blaze of colors.  Wellsville Canyon decks itself out in the most glorious colors of Fall.   Like Mother Nature is blanketing herself in the most incredible quilt of oranges, browns, gold’s, yellows.   If you haven’t taken a drive yet you have about 3 more weeks to enjoy the show.   Logan canyon is wonderful too but I have to say I am partial to the Wellsville’s.

In my blog I will provide a thought or two on what’s happening in Northern Utah.  It’s the perfect time to buy a home in Cache Valley.  With interest rates at record lows and a large inventory of homes to choose from there isn’t a better time.  Ask me about the foreclosures and short sales in Logan, Providence, Wellsville, Smithfield or any of the surrounding areas in Cache Valley.

Also I will provide some links for the chamber of commerce and the tourist bureau. You can come to my web page and find helpful information on Cache Valley as well as some thoughts from my associates and affiliates in the real estate world and from those of us who are lucky enough to live in Cache Valley.  Once in awhile I hope to provide a blog from some guest bloggers who live in Cache Valley.

Each month I will share with you one of my passions and that is baking.   Making real estate “AS EASY AS PIE” really fits how I feel about real estate.   I want to make real estate easy for both the seller and the buyer.   I hope you will enjoy my monthly pie recipes and if you have a recipe that you would like to share please do so.  Just let me know.
