Even though, times have changed and we depend more upon what technology has to offer, people still thrive on a person to person relationship and excellent customer service. 

In the past, the agent was the first step in the home buying or selling process, today, internet-savvy consumers can gather information and educate themselves, long before contacting an agent. The Internet enables the consumer to search for homes and neighborhood information, compare pricing and finding financing options on their own. Despite all of the tools and resources that are available on the internet, when it comes time to buy or sell, there is nothing more valuable than the industry knowledge, expertise and guidance a real estate professional can bring.

In a landmark study examining the home buying and selling preferences of consumers in the Mid-Atlantic region (RISMEDIA, February 17, 2011), 95% reported that working with a real estate professional is just as important, if not more important, than it was just a few years ago. 

Trustworthiness was ranked as the most critical factor in choosing a real estate agent.  This was followed by experience, willingness to look out for a client’s interest, expertise in negotiating contracts and knowledge of the local community.

Buyers Who Wait May Lose a Lot


Potential home buyers who delay have a lot to lose.

First-time home buyer and move-up tax credits worth $8,000 and $6,500, respectively, expire April 30. Buyers who qualify get a dollar-for-dollar reduction in taxes or a cash payment if they don’t pay enough taxes to cover the credit.

Other factors that should spur buyers:

Low mortgage rates. If the Federal Reserve stops buying mortgage-backed securities at the end of March, 30-year rates will almost certainly rise to more than 6 percent.

Rising prices. About 30 percent of markets are already experiencing price increases. Prices are falling in 12 percent of markets, says Fiserv (but that only helps if you want to live there).

Choosing a Realtor or Their Assistant

When looking for a Realtor to sell your home, do you hire a Realtor or a Realtor’s assistant?

I had a potential client want to list their with the “top” agent in Ogden.  I appreciated their honesty and after a few days, I checked out the new listing.  They did list with a “top” agent in Ogden and the contact person was the assistant. Perhaps that works for them. 

What kinds of things can personal assistants do? If they have their real estate license, they can handle many of the regular responsibilities such as showing properties, hosting open houses, advertising the business, going over contracts with clients, and accepting payments.  Did they hire the assistant or did they hire the agent?

An assistant that does not have a real estate license is more limited in what they can do, but can make life much easier for the agent. They can see to the daily administrative tasks such as handling contact leads, answering the telephone, responding to email inquiries, as well as general office jobs such as faxing documents and filing papers. These chores often require focus and attention to detail, which can quickly eat up an agent’s time.  Did they hire the agent or an assistant?

Need Advice on Buying a Home?

I had a friend email me today needing advice. She stated that their neighborhood was changing and it was time to move. They have lived there for years and raised their family and wanted some advice. She stated they have savings plus the equity from their home and wondered what they should do.

I told her that it was an excellent time to buy because the inventories are high, prices are reduced, interest rates are low, and with the tax credits, her savings and equity she will be able to  have a nice home with an affordable mortgage.

Her next step was to meet with a lender to decide how much of a mortgage she could afford and then she will know what price range she could focus on.

I advised her to go looking in different neighborhoods she was interested in to get a feel of the area and what she liked.  She and her husband want to move closer to his job.

While she was doing this, start boxing and dejunking and leave only furniture and a few decorative items in her home.  It was a perfect time to donate to the Deseret Industries and other organizations as well as throw away items as she cleaned closets and shelves and other storage areas.  When I moved, we rented a storage unit for a month and a half.  I had everything in boxes and labeled the boxes for easy unpacking.

She wanted to know if she should sell her home first or find a home first.  I advised her that I could refer her to a good agent with Coldwell Banker (she doesn’t live near to me) to list her home and to consider the agent’s recommendations and price it exactly right because it will sell promptly.  With the tax credits, first-time  homebuyers are looking and buying too. 

She asked if she should sell it on her own.   That would be okay but how would she know how to price her home? And she would need to be available to show during times people want to see it.  I think it is safer, personally, to list because of the safety issue.  I wouldn’t want to show my home alone if I was the only one home.  There is also a big security issue with belongings.  This day and age is so uncertain. 

Then she asked my opinion about offices that charge a flat fee.  Homebuyers have changed over the years and not very many find their homes in the newspapers anymore.  Most of my contacts come from other online sites Coldwell Banker pays for its clients.  Ksl.com might sell homes, but realtors use it to find For Sale By Owner listings.  The office might charge a flat fee but I don’t know how much a client gets or how professional the agent will be.  A good agent will help price a home correctly.  Open houses aren’t as popular as they once were.  Homebuyers prefer to shop online and take a tour of a home at their leisure.  I don’t know if this service is offered either.

And…be prepared for some stress.  There are always some bumps that pop up and need to be dealt with.  A good realtor will help smooth those out before they get started and out of control.

Good News! Tax Credit Extended to Buy a Home in the Ogden Area

Have you wanted to make that home purchase but you have been hesitant?  Good news!

Today the Senate settled on extending the $8000 Tax Credit for first-time homebuyers to June 30, 2010 and added a $6500 Tax Credit for existing homeowners. This is tentative until the government releases documents with all the find print.

This is exciting and good news.  The $8K which was to expire on Nov. 30th, next month, will be expanded to include contracts finalized by April 30, 2010 and close by June 30, 2010.

For you homeowners who have wanted to move up or just change neighborhoods, the incentive is here with the $6500 tax credit. 

I know in my own neck of the woods, lots are availabe and new homes are being built.  Perhaps now is the time for an existing homeowner to build the home they want.

Or if you are an empty nester and want to get that one level home you have been thinking about, perhaps this is an incentive to make the move. 

Or if you have outgrown that starter home, perhaps this is the time to expand.

And if your kids are looking to buy for the first time, time has not run out yet.

And perhaps you just want to sell because you know more buyers will be interested because of the tax incentives.

Or maybe you, or someone you know, would like to relocate.  This tax credit would also benefit relocating elsewhere.

What Steps Should You Take to Buy a Home in the Ogden Area?

Wondering how to take advantage of low interest rates and amazing prices of homes in the area? If you want to be in by Christmas, the buying process takes about 30 to 45 days (minimum) if you are prepared and find a home today to purchase. The following will help you get started.

Check your credit report and make sure it is accurate.  Lenders use credit reports to lock in home loans and determine the lowest interest rates.

Gather your paperwork–verification of employment, copies of any assets (retirement accounts, stocks, bonds, etc.), copy of social security card, and two of the most recent of the following:  pay check stubs, bank statements, and W2 forms.  If you are self-employed, last year’s tax return will be needed. A co-applicant will need all of these too.

Do your homework and determine the most favorable mortgage rate and terms.  Select a lender and get pre-approved.  This serves two purposes.  You will know how much of a mortgage you can afford and it will determine the price range of homes you will be able to choose from.

Next, select a good agent. An agent can show you properties and when you find one you like, can negotiate the best price for you. A realtor will be able to help you step by step through the buying process and eliminate a great deal of stress. 

When you meet with a realtor, know what you want.  This might take some time. Brainstorm what you desire, eliminate one by one wants/needs and then determine what items are most important. This will be valuable information to share with the agent.

This is a synopsis of the preparation process and once you and your realtor find the home you like and an offer is made, your realtor will take it from there.

Is Moving the Right Thing to Do?

Somewhere in the back of our minds we want to move or need to move for various reasons or wants.  But, then we think of the economy and buying the dream home and then we think it would be difficult if not impossible.

We know our homes are not worth as much as they were a couple of years ago and we probably won’t get every dollar we would want when we sell.  The same is true of the more expensive home we want but more so.  It has dropped even more.  Higher priced homes have been really reduced.

If we run some figures, we find that by subtracting our equity from the higher price home and using the lower interest rates, we are surprised that it is affordable.   Our home at the lesser price will sell quickly because of the many potential buyers and we will be purchasing a higher priced home at a very good price.

So…moving now is as good as any other time and perhaps even better.  And Ogden and surrounding areas have many homes and neighborhoods to choose from.
