I ran across a wonderful video of Utah today on YouTube and wanted to share.  It’s title, “Who We Are” A Tribute to the Spirit of Utah. 

 

For those of you out of state, the video is inviting.  Ogden is 30 miles north of Salt Lake City nestled between Ben Lomand Peak and Mount Ogden Peak.   We had a spectacular October with daytime temperatures near the 70′s up until last Thursday.  As usual, the weather changed quickly and snow tops these peaks today.

Ogden is 30-40 minutes from Utah Jazz games and Temple Square, home of Weber State University and Hill Air Force Base , hosts films from Sundance Film Festival each January, 20 minutes from Willard Bay and Pineview Reservoir for summer sports and  approximately 35 minutes from Wolf Mountain, Powder Mountain and Snow Basin for winter sports.   Ogden is accomodated by UTA FrontRunner Commuter Rail and UTA bus services.  These are just a few of Ogden’s many ammenities.

To Buy or Remodel?

It’s spring time again–oops–summer and sometimes we get what I call the “itch” to change.  Do I buy a home or do I want to remodel?

Sometimes when we want to move, we start driving around–either in the car or on the Internet. 

Or we might want to remodel and we go to the home improvement stores and/or visiting the different websites to determine what’s out there and what we can afford.

It’s Lawn Care Time Along the Wasatch Front

My good friend, Gary Boyer, sent me some tips that I would like to share:

  • Your lawn should be aerated regularly to break up any compacted soil to enable oxygen, water, and nutrients to penetrate deeper for healthy root growth.

 

  • Water before sunrise and no wind. Make sure your lawn receives even water coverage to avoid dry spots which eventually will produce unsightly brown spots.

 

  • Fertilize throughout the year using organic and natural lawn fertilizer.

 

  • Mow lawn when the grass is dry. Keep grass long  when temperatures are high. Taller grass grows more slowly and shades the roots which reduces the amount of water needed.

 

  • If bare spots occur, thatch and cover with compost or topsoil.  Apply a natural oil conditioner to promote healthy plant growth and sprinkle with seeds and keep well watered until growth is seen.
PS–Yea spring, even if it rains in the valley and snows in the mountains!

Once again, it is spring clean up time.  And this year it is particularly welcome.  It has been a long and cold winter with sunless days–lots of clouds.  So the sunshine is very welcome.

Along with cleaning out the garage, working in the shop, or weeding and raking  the yard from all the winter conditions, sometimes we think of Earth Day…or even going Green.  Here are a few ideas if you are interested:

Wondering about the tax credits and how they affect you?

 

Tax time again.  Are you wondering how you can reduce the amount of tax you will pay?

The government has an incentive in place.  If you purchase a home or are a first-time homebuyer, you will receive a credit on your taxes. However, the contract to purchase the home must be binding (buyer and seller agree) by April 30th, 2010 and the settlement date by June 30th, 2010.

Now this is the tricky part.  It is April and only four weeks until the deadline. Please, if you are thinking of purchasing a home, please do so in the next several weeks.  After the credits expire, it will be too late.

As you know, interest rates are at an historic low.  With the tax credits and low interest rates, home buying is very affordable.  You can save on taxes and have an affordable mortgage payment.  Can’t hardly beat that.

Now is a great time to refinance, especially if you have an Adjustable Rate Mortgage (ARM).  I would advise you to refinance as soon as you can.  Even if you don’t have an ARM, by refinancing to a lower interest rate, you can lower your monthly house payment and save money.

IRS Clarifies What’s Needed to Claim Tax Credit

 
The Internal Revenue Service has clarified which documentation taxpayers need to submit to claim the first-time and move-up homebuyer tax credit.

While the IRS is still requiring the filing of Form 5405, it is not demanding that all parties’ signatures be on the HUD-1 settlement document in areas where requiring both the buyer and the seller to sign the document isn’t common.

The IRS clarification says: “In areas where signatures are not required on the settlement document, the IRS has clarified that it will accept a settlement statement if it is completed and valid according to local law. … The IRS encourages those buyers to sign the settlement statement prior to attaching it to the tax return.”

For repeat buyers, the IRS is seeking documentation that home buyers have lived in the previous property for a consecutive five of the past eight years. Proof can include property tax records, home owner insurance records, or mortgage interest statements.

What’s Available for YOU to Buy a Home?

1.  First-time homebuyers may be eligible for up to $8,000.  Cannot have owned a residence within the last 36 months.

2.  Current owners may be eligible for up to $6,500.  Must have owned a primary residence for up to 5 consecutive years during the last 8 years.

3.  Any contract signed before April 30, 2010 is eligible. Must close by June 30, 2010.

3.  Single filers can earn up to $125,000 to be eligible for the whole amount.  Those earning up to $145,000 can receive partial credit.

4.  Joint filers can earn up to $225,000 to be eligible for the whole amount.  Those earning up to $245,000 can receive partial credit. 

5.  Maximum sales price is $800,000.

6.  Primary residence only.

7.  No repayment required unless the home is no longer the primary residence at any time in the first 36 months.

If you fit in these catagories, please contact a lender and qet qualified.  This will enable you to know amount you can afford to pay for your new mortgage.  Right now rates are VERY low and the purchase price of your home may be higher than you might think. With these tax credits and low interest rates, you will be pleasantly surprised.

The Tax Credit Gets an Extension and an Expansion!
Existing Homeowners: Now’s Your Chance!
I am extremely pleased to share with you an exciting new tax credit, designed for first-time home buyers and existing homeowners.
The new bill calls for an incentive for existing homeowners who have owned their current homes at least five years, making them eligible for tax credits of up to $6,500 when they purchase a new home. First time homebuyers – or anyone who hasn’t owned a home in the last three years – would still get up to $8,000. To qualify, buyers in both groups have to sign a purchase agreement by April 30, 2010 and close by June 30.
The credit is available for the purchase of principal homes costing $800,000 or less, meaning vacation homes are ineligible. The credit would be phased out for individuals with annual incomes above $125,000 and for joint filers with incomes above $225,000.
The credit would be extended an additional year, until June 30, 2011, for members of the military serving outside the United States for at least 90 days.
As an industry, we are certainly pleased about this new tax credit. The key to returning stability to the economy lies within the housing market, and this is a meaningful credit that will create a strong foundation for future growth and make a measurable difference over the next seven months in our economy.
Furthermore, tax credits like this only work by creating the sense of urgency to take advantage of them. This is said to be the last extension of the home buyer tax credit and I urge people – whether you’re a first time home buyer who has always dreamed of having a home of your own or someone who has been gridlocked in the challenges of our move-up market – to take advantage of this opportunity.
