Good News Again~Ogden Leading the Recovery

According to a Standard Examiner article last week,  the Ogden-Clearfield area is “bouncing back” quite well and leading the way out of the recession.  The report was done on the western region on the first quarter of this year by Brookings Institution.

This means Ogden is a great place to live and buy a home.  Interest rates are low and inventories are amazing.  Sellers need to sell for various reasons and why not live in  the Ogden area?

The article stated “Brookings points out Ogden housing prices picked up in the quarter and a reduction in the number of homes in foreclosure – homes owned by lenders – outpaced all of Utah.”

I like to read the newspaper.  I guess you can tell what generation I am from because I still get one delivered to my home every morning and a day seems weird if I don’t walk out and pick it up.

Lately, the Standard Examiner has run a few articles about how great Ogden is and I would like to recap.

  • Ogden-Weber Applied Technology College (OWATC) was named top vocational training facility (Thursday, May 13, 2010)
  • Forbes Magazine named Ogden the second most livable city in the US (Wednesday, May 5, 2010)
  • A part of a trail to eventually link Weber County to Utah County as been approved by the City of Roy (Wednesday, May 5, 2010)

Wasatch Front Home Sales Increase in 1st Qtr 2010

Wasatch Front home sales increase in first quarter

Sales of Salt Lake single-family homes climbed 15.3 percent in this year’s first quarter, according to a report released Tuesday from the Salt Lake Board of REALTORS®. There were 1,716 homes sold in Salt Lake County from Jan. 1 through March 31 compared to 1,489 home sales in the same three-month period a year earlier. Sales of condominiums in the first quarter in Salt Lake County were up 26.8 percent.

The median price of single-family homes sold in the first quarter in Salt Lake County dropped to $217,000, down 8.8 percent compared to a median price of $238,000 in the first quarter of 2009. Condo prices increased to $162,000, up 1.3 percent compared to $160,000 a year earlier.

Single-family home sales were also up 17.1 percent in Utah County, 13.5 percent in Tooele County, 4.5 percent in Davis County and 0.7 percent in Weber County. The complete report is available at http://www.slrealtors.com/stats/

Buyers Who Wait May Lose a Lot


Potential home buyers who delay have a lot to lose.

First-time home buyer and move-up tax credits worth $8,000 and $6,500, respectively, expire April 30. Buyers who qualify get a dollar-for-dollar reduction in taxes or a cash payment if they don’t pay enough taxes to cover the credit.

Other factors that should spur buyers:

Low mortgage rates. If the Federal Reserve stops buying mortgage-backed securities at the end of March, 30-year rates will almost certainly rise to more than 6 percent.

Rising prices. About 30 percent of markets are already experiencing price increases. Prices are falling in 12 percent of markets, says Fiserv (but that only helps if you want to live there).
