IRS Clarifies What’s Needed to Claim Tax Credit

 
The Internal Revenue Service has clarified which documentation taxpayers need to submit to claim the first-time and move-up homebuyer tax credit.

While the IRS is still requiring the filing of Form 5405, it is not demanding that all parties’ signatures be on the HUD-1 settlement document in areas where requiring both the buyer and the seller to sign the document isn’t common.

The IRS clarification says: “In areas where signatures are not required on the settlement document, the IRS has clarified that it will accept a settlement statement if it is completed and valid according to local law. … The IRS encourages those buyers to sign the settlement statement prior to attaching it to the tax return.”

For repeat buyers, the IRS is seeking documentation that home buyers have lived in the previous property for a consecutive five of the past eight years. Proof can include property tax records, home owner insurance records, or mortgage interest statements.

Choosing a Realtor or Their Assistant

When looking for a Realtor to sell your home, do you hire a Realtor or a Realtor’s assistant?

I had a potential client want to list their with the “top” agent in Ogden.  I appreciated their honesty and after a few days, I checked out the new listing.  They did list with a “top” agent in Ogden and the contact person was the assistant. Perhaps that works for them. 

What kinds of things can personal assistants do? If they have their real estate license, they can handle many of the regular responsibilities such as showing properties, hosting open houses, advertising the business, going over contracts with clients, and accepting payments.  Did they hire the assistant or did they hire the agent?

An assistant that does not have a real estate license is more limited in what they can do, but can make life much easier for the agent. They can see to the daily administrative tasks such as handling contact leads, answering the telephone, responding to email inquiries, as well as general office jobs such as faxing documents and filing papers. These chores often require focus and attention to detail, which can quickly eat up an agent’s time.  Did they hire the agent or an assistant?

Wondering About Buying or Selling?

What do you recommend to today’s home buyer?

“Buyers need to understand right now that the market is a little schizophrenic. You know it is probably the time to buy and you also know that the market has been challenged. But you may see that in certain markets, we’ve had lower prices and decreasing numbers of available homes for sale. In that type of area, you might expect to get a lower price than a year ago. But you also need to realize that the market is picking up and that in many markets, we’ve probably hit bottom. For example, if you want to be where the best schools, best hiking trails and best parks are, that will probably be where the best recoveries are likely to occur. To properly ride the wave, you should find the houses where people want to be. The problem is that if you wait a year, you’re probably going to run up against a lot of challenges: increased interest rates, increased buyer demand, and lower available housing inventory. The combination of those factors is what is creating more urgency in the more desirable markets today.”

What do you anticipate for real estate in 2010?

“What we’re going to see in 2010 is probably the more desirable neighborhoods seeing a modest increase in sales price and a decrease in the number of homes on the market. I predict that we are going to see an overall stabilization in the marketplace. We are probably going to see on the whole a slight increase of the average sales price of homes. We’re probably going to see a stabilization of the market. We probably won’t ever return to the sales levels of 2005 and 2006 because so many of those sales were artificially created. Fortunately, I believe that we are now on the right path toward modest, sustainable growth.”

1.  Kitchens are on the top of the list and designers or a builders are aware of this.  If you are going to remodel, spend your dollars here.

2. Energy-Efficient Appliances, High-Efficiency Insulation and High Window Efficiency.  These are what home buyers value most.

3.  Home/Office Study.  Some people would rather have these than a formal dining room or the home theater.

4. Main-Floor Master Suite.  For empty nesters this is a must.

5. Outdoor Living Room.  The popularity of outdoor spaces continue to grow.

6.  Ceiing Fans.  With the rising costs of energy, these are a must.

7. Master Suite Soaker Tubs.  Whirlpools are still desireable for many home buyers. 

8.  Stone and Brick Exteriors. 

9. Community Landscaping with Walking Paths and Playgrounds. 

10.  Two Car Garages.  Even a three car garage is desirable.  The thrid bay is often used as storage.

Another Reason to Buy in the Ogden Area–Room for Horses

 I went for a walk today.  It was a beautiful sunny, crisp morning and I couldn’t pass these horses without taking a picture.  When the sun is out, so are the horses.  This scene reminded me of the upcoming spring season. 

I always think of February as the “spring thaw.”  The weather is still cold but the sun is out more and the days are starting to get a little longer.  I found a winterized brown bush in my yard and I took away the dead parts and green, living leaves were underneath waiting to be found.  Once again, I couldn’t wait to get out and get some yardwork started.  It is so fun to see “green” poking out of the snow in February.

Getting back to the horses, I missed seeing them this winter.  The surrounding areas of Ogden still have room for horses and other farm animals.  I passed a woman going out to feed her goats and ducks and one quacked at her approach.   The duck reminded me of feeding my dogs and how excited they get for “dinner.”

And with the approaching new beginning of another spring, I wonder if it is time to for you to begin looking for a new home you have wanted or is it a good time to sell your home to start looking.  Either way, let me help you with the process.  Spring is a good time to list your home and find the home you like.  Perhaps you need room for your own horses.  Interest rates are low and with the tax credits, it’s a good time to buy and sell homes. I’d love to help you, with your home of course.  I’m not so sure about horses!
