What’s Available for YOU to Buy a Home?

1.  First-time homebuyers may be eligible for up to $8,000.  Cannot have owned a residence within the last 36 months.

2.  Current owners may be eligible for up to $6,500.  Must have owned a primary residence for up to 5 consecutive years during the last 8 years.

3.  Any contract signed before April 30, 2010 is eligible. Must close by June 30, 2010.

3.  Single filers can earn up to $125,000 to be eligible for the whole amount.  Those earning up to $145,000 can receive partial credit.

4.  Joint filers can earn up to $225,000 to be eligible for the whole amount.  Those earning up to $245,000 can receive partial credit. 

5.  Maximum sales price is $800,000.

6.  Primary residence only.

7.  No repayment required unless the home is no longer the primary residence at any time in the first 36 months.

If you fit in these catagories, please contact a lender and qet qualified.  This will enable you to know amount you can afford to pay for your new mortgage.  Right now rates are VERY low and the purchase price of your home may be higher than you might think. Well, Utah has done it again!!!

What is another reason to buy in Utah, specifically in the Ogden area?

Utah is now the second, after Vermont, “healthiest” state in the nation! I heard it on the nightly news at www.fox13now.com.

I read an article provided by Fobes by Rebecca Ruiz referencing some of the catagories determing the ranking: how many children receive recommended vaccinations, obesity, smoking rates, cancer deaths, number of doctors per capita, low rate of child poverty, public health infrastructure, violent crimes, alcohol consumption, rates of infectious disease, number of preventable hospitalizations, levels of air polution, to name a few.

Last week we were the happiest and now this week we are the healthiest. Way to go UTAH!!!

I feel one of the reasons for being ranked so high as being the healthiest state, but not mentioned, could be all the sport activites locally available. I think I will do a blog on all the sport activities right here in Ogden and the surrounding areas. If you would help me out by letting me know which activites you and/or your family participate in, I would appreciate it. With your input, no sport would be left out. There are a lot of indoor sports as well as outdoor and seasonable sports. Please help me out here because I am not familiar with all the sports and this could be a learning experience for all.

Again, congratulatons Utah and what a great place to live! If you’re are happy and you’re healthy, stamp your feet…

Buying a Condo?

I ran across this article regarding Condos.  I thought it was of worth to share.

“Things Condo Buyers Should Consider
Buyers who are considering the purchase of a condominium should inspect the health of the home owner’s association before they close.

The seller should provide the buyer all financial documents relating to the association in time for an attorney for the buyer to review them before closing.

Here’s some advice from Leonard Baron, professor of finance at San Diego State University, about the information that the seller should consider:

Does the association budget include money for operating expenses such as water, lights, elevator maintenance, and landscaping?
Is there extra money set aside in a reserve fund for long-term maintenance? If there is an outside reserve study, that should be provided. If not, there should be adequate money in the reserves right now to cover 50 percent of the estimated cost of repairs over the next 30 years.
Do the condo’s expenses exceed revenues due to a high foreclosure rate or other reasons that owners’ debts go unpaid?
If there is a shortfall, does the association have a plan besides cutting back on services for making it up? ”

More Reasons to Buy in the Ogden Area: Sports and Jobs

A seventy mile trail for walkers, joggers, and people riding bikes has four miles completed in Kaysville. Right now the plan is for 23 miles from West Bountiful to West Haven, and eventually will follow Legacy Parkway and Jordan River Parkway. This information was a news story on Fox13News tonight.

In the same newscast, it was reported that a Gallup Poll announced that Utah was the happiest state in the nation. Hawaii came in second. Some of the reasons stated by those interviewed was open space, snow for skiing and higher income and housing. Higher income indicates a healthier and more educated population.

And the Ogden/Clearfield is among the 35 best US regions in their ability to create and sustain jos. This was reported in the Standard Examiner this morning.

Beautiful Fall Day in Ogden Area

A view of one of the last colorful fall days in the Ogden area. Of course, the mountains are beautiful any time of the year. Pretty soon snow will cap the tops. Brighton and Solitude ski resorts are already open and each has a base of 15/16″ of snow.

This particular day I was walking with my dog and two individuals passed me on their bikes. Cement trucks and dump trucks also passed me. Last year these trucks were very rare. I feel the tax credits have really made a difference in the home construction business.

With interest rates still low, plenty of diverse inventory, and tax credits, the Ogden area is a beautiful place to buy a home.

The Tax Credit Gets an Extension and an Expansion!
Existing Homeowners: Now’s Your Chance!
I am extremely pleased to share with you an exciting new tax credit, designed for first-time home buyers and existing homeowners.
The new bill calls for an incentive for existing homeowners who have owned their current homes at least five years, making them eligible for tax credits of up to $6,500 when they purchase a new home. First time homebuyers – or anyone who hasn’t owned a home in the last three years – would still get up to $8,000. To qualify, buyers in both groups have to sign a purchase agreement by April 30, 2010 and close by June 30.
The credit is available for the purchase of principal homes costing $800,000 or less, meaning vacation homes are ineligible. The credit would be phased out for individuals with annual incomes above $125,000 and for joint filers with incomes above $225,000.
The credit would be extended an additional year, until June 30, 2011, for members of the military serving outside the United States for at least 90 days.
As an industry, we are certainly pleased about this new tax credit. The key to returning stability to the economy lies within the housing market, and this is a meaningful credit that will create a strong foundation for future growth and make a measurable difference over the next seven months in our economy.
Furthermore, tax credits like this only work by creating the sense of urgency to take advantage of them. This is said to be the last extension of the home buyer tax credit and I urge people – whether you’re a first time home buyer who has always dreamed of having a home of your own or someone who has been gridlocked in the challenges of our move-up market – to take advantage of this opportunity.

Home Improvements in the Ogden Area

How do you feel about home improvements?  I feel it is a talent.  Some of us possess the desire and knack and others don’t.

I subscribe to Pillar To Post and they send me ePostnotes from their site.  Yesterday I posted their article about furnaces.  I hope you find it is beneficial.  It was for me.

In mid October, their article was “Repairs and Upgrades: How much will they cost?” It gave the cost of a kitchen remodel, floors, decks, security systems, and doorbell systems as well as hardwired smoke detectors.  If you go to their site and can’t find the information, please let me know and I will email the article to you.  Here is their link: www.pillartopost.
