The Young Professional Network (also known as YPN) in connection with the Rancho Southeast Association of Realtors will offer an educational event on Wednesday, August 10th, 2011.  This event will focus on tips from a local REO agent on the best methods in having more offers accepted when submitting buyer’s offers.  There will be opportunity to network and an open forum portion where attendees can ask a wide variety of questions.  The Young Professional Network stands strongly behind their mission statement:

I am on the Executive Board of Director’s for the Orange County chapter of the Asian Real Estate Association of America.  They are coordinating with their non-profit foundation for Japan relief.  Below is information about the event.

AREAA - Japan Rebuild Fundraiser

The scenes of total devastation and loss of life as a result of the earthquake and tsunami in Northern Japan has prompted the Asian Real Estate Association of America Foundation to initiate a relief fund. In the days and weeks following the terrible event many organizations have been stepping up to provide immediate funds for food, water and clothing. The AREAA Foundation realizes that the recovery period will take many years and a big part of this process will be the rebuilding of Japan’s housing stock. To address this monumental task the AREAA Foundation will partner with various real estate associations and non-profits to help Japan recover and rebuild.

We will be holding a black tie cocktail reception and fundraiser at the beautiful Japanese American National Museum in Los Angeles on Friday June 17, 2011. This will be an elegant evening with cocktails, sake, sushi, a silent auction, live auction, and raffle with many high end prizes. It will also be a time to reflect upon a nation that has endured much in the last few months. All the money received will be going directly to Japan for rebuilding homes, every dollar that we raise will make a direct impact.

Our goal is to raise at least $200,000 and we need your support to make it happen! I feel fortunate that as Chair of the AREAA Foundation we can raise funds to help the people of Japan. It is my hope that all AREAA members, sponsors and supporters will attend this event and donate generously so that the recovery and rebuilding process will be rapid and successful.

Home affordability in the Greater Long Beach market has never been better.  The reduction in values across the board from condominiums to single family homes has afforded many opportunities to first time home buyers.

A great organization that is assisting first time home buyer’s in the opportunity to obtain their first home is CALHFA.  They have streamlined their operations and offer layered financing programs that can be obtained through a participating lender.  Some of the programs allow a first time home buyer to purchase a property for as little as 0.5% down.

In today’s real estate market, many first time home buyer’s are put in difficult situations.  A majority of the inventory is either a short sale, bank owned/corporate owned, or a HUD Home property where repairs to address deferred maintenance issues is limited at best.

As you saw above in the links, these properties can be purchased and then the repairs completed after the close of escrow.  The benefit to the home buyer is the opportunity for them to choose the finishes and upgrades of their choice (typically not the scenario in seller made repairs).  Then both the purchase price and the cost for the upgrades/repairs are all rolled into one easy and convenient loan.

The FHA 203k or rehab loans are specialty loans.  It is very important that you contact a loan officer that has specialized in these loans.
