Is now the time to buy a foreclosed home in Aurora, Colorado? That may depend on why you are buying the house and where in Aurora you are buying the house.

There are currently 10,893 foreclosed or pre-foreclosure home for sale in Colorado. Aurora has a good portion of these houses, which can make it a buyer’s market. However, you need to know the market and not over pay for any house.

If you are an investor, then there are not very many properties on the Aurora market that make sense. A year ago you could buy fixer-uppers in Aurora for less than $50 /sq ft. If you spent $15-25K on improvements on a 1200 sq ft house you could sell the house for $100-120K and make a nice profit. Now it very hard to find a house in Aurora for less than $80/ sq ft, even for a fixer-upper. This makes it very hard for an investor to make a profit on these houses, so it is not an investor’s market.
