Builder Finley Enterprises has developed a following as it builds and sells new homes in established areas of Willow Glen.

So far this year, owner John Finley is 3 for 3 in completing these homes, listing them and selling them in a matter of days at full asking price – $1,999,999 for the two most recent ones. His latest project (left) will test that streak as well as a recent price bump in Willow Glen’s 95125 zip code.

Time to Hem, but not Haw, on this Willow Glen Home

Listen very carefully kids: I held the twin to this new Willow Glen home open last weekend and it sold almost immediately. Same builder, same price, virtually identical floor plan – and the street was not as well-located as this one, a very short walk to Lincoln Avenue shops and restaurants.

Anyway, 27 groups came through Saturday and 27 more came through Sunday. The offer came in on Sunday and by Tuesday, the home was in contract.

Quick Sales of Right-Priced Homes are Leaving Shocked San Jose Foot Draggers with (Non)Buyer’s Remorse

Last weekend, I held an obviously hot Willow Glen listing (left) open and welcomed 27 groups through on Saturday, and 27 more groups through on Sunday. The newly built home got nearly universal acclaim from prospective buyer for its floor plan, high construction standards – and even its price: $1,199,999.

Several prospective buyers said they wanted to think about it, but by Sunday afternoon one had stepped forward and as of today, the home is in contract and off the market.

No question, we remain in a strong buyers market, so much so that for many, it’s hard to believe that any home can come on the market and sell that quickly – and at full price, to boot. (more…)

Open in Willow Glen: Every Bedroom has its Own Bath!

Since I hold 52 open houses each year, it’s kinda hard for me to get very excited about any particular one. This one, however, is an exception.

The home I’m holding open 1-4 p.m. this Saturday and Sunday is literally a couple of weeks old. But unlike most such homes, it sits on an established street on Grace Avenue, just west of Meridian in the Willow Glen area. The owner bought a much smaller existing home less than three months ago, and spared no expense on its gorgeous replacement.

Some San Jose Zip Codes are More Equal than Others

San Jose’s Willow Glen and Almaden Valley neighborhoods have seen appreciable rises in median price-per-square listing prices since the beginning of 2011, while Cambrian’s two zip codes have not:



As you can see
, Cambrian’s 95124 zip at least has stabilized since January, while 95118 has continued a plunge that began early last fall. Not surprisingly, none of the four zips is anywhere near prices that were seen at the top of the market.

Seller Power Rising, but Willow Glen Buyers Still on Top

Buyers remain in command of the Willow Glen real-estate market, but sellers have made substantial gains in the past few weeks:

My exclusive Market Action Index answers the question “How’s the market?” by measuring the current rate of sale versus the amount of inventory; any value under 30 represents a buyers market. The MAI has climbed from 11.31 on Jan. 21 to 17.19 on March 4, a period that has coincided with a rise in median list prices in 95125 from $679,000 to $699,000.

Nothing too surprising here; median prices traditionally rise this time of year regardless of whether the market is in a long-term down- or up-trend. It will, nonetheless, be very interesting to chart the MAI over the next few months to see if it can approach or even eclipse that dividing line, and possibly break into sellers market territory for the first time in nearly four years.

Not that I’m rooting for sellers, but a more balanced market is, in general, a healthier market.

Willow Glen Data: Secular Bottom or Dead-Cat Bounce?

The latest market data shows that both median list prices and inventory have bounced off recent lows in the 95125 zip code that comprises much of Willow Glen:

As you can see, inventory bottomed about a month ahead of median price, which hit its nadir around Feb. 4 at just under $680,000. Note in the snapshot below that the median price is substantially lower than the average, which is not uncommon when we’re closer to the bottom of the market than the top:

If you go back to the interactive flash chart at the top and click on the “Max” view, it becomes clear that the February low marked a new bottom since the real-estate bubble burst several years ago, but that it also coincided with the typical annual seasonal low. That means we’ll be looking for higher seasonal highs and higher seasonal lows over the next 18 months (at least) to establish for certain whether last month’s list-price low will turn out to be the secular bottom in Willow Glen – or just another in a series of “dead-cat bounces.”
