EXCITING TRANSITIONS-Boeglin Team Bonita Springs Florida Real Estate Source

Life is full of transitions.  Some of them are painful; some are necessary; and some transitions are downright exciting.  It has been nearly 9 years since Jan and I caravanned from Fort Wayne, Indiana to Bonita Springs, Florida to begin our “retirement” phase.  I remember the experience like it was yesterday, and am amazed at the lifestyle we have carved out for ourselves in a relatively short period of time.  This is fertile ground for growing new friendships.

Retirement didn’t last long for us.  As our real estate business continues to grow, we are experiencing more and more closings in which our customers are going through a transition similar to our own.  It is exciting for us to be a part of this process, as we welcome them “home”. 

With so many beautiful homes on the market in Bonita Springs, Estero and Naples, at 2002 price levels, I am surprised that more people have not “taken the plunge”.  Prices have leveled out in the past 12 to 18 months, and inventories continue to dwindle.  There has never been a better time to make the move to Southwest Florida.

SNOWBIRDS ARE MELTING AWAY

Last Friday’s Bon Voyage party was an excellent sendoff, with almost 200 Spanish Wells CC members in attendance.  Good friends, great food, and a crowded dance floor dropped the curtain on another “season” in SW Florida.

For the next 6 months, those of us who remain here will enjoy low traffic, un-crowded stores, beaches, courses, and restaurants, lots of “twofers”, golf at reciprocal clubs, and warm sunshine.  Personally, I look forward to the end of the season as much as I enjoy having snowbird friends return in the fall.  The offseason is a great time to be in Bonita Springs.

Today as I biked south on Livingston to Pine Ridge, I ventured off the sidewalk and back in the bike lane for the first time in months.  Traffic was noticeably lighter and it felt safe again.  I stopped at a farmers market on the way home and picked up some fresh produce for the week.  Life is good in Bonita Springs, Florida—no matter the season.

GOLF COMMUNITIES IN AND AROUND BONITA SPRINGS FLORIDA

Bonita Springs is situated in the middle of the Fort Myers to Naples corridor that runs along the Gulf Coast of Southwest Florida.  The Boeglin Team lives in Spanish Wells, which is the home of Spanish Wells Country Club.  We are on the north side of the Lee/Collier county line, just 3 miles east of the Gulf.  The nearby beaches include Lely Barefoot Beach, Bonita Beach, and Lovers Key.

Within 10 miles of Spanish Wells, there are 19 additional “unbundled” golf communities encompassing more than 600 holes of championship golf.    This makes Bonita Springs the center of one of the greatest golfing areas in the world.  I strongly suspect that it has something to do with the local climate.

The annual cost of golf memberships varies from about $13,000 (Mediterra and Quail West) to about $8,000 (Vineyards and Grandezza).  The members own 15 of the clubs; 5 of them are still developer-owned.

Over the past dozen years, the Boeglin Team has played golf at every one of these area clubs.  If you are a golfer interested in living and golfing in this area, we will be happy to give you a tour and share the benefit of our experience.

THE DIRECTION OF THE REAL ESTATE MARKET IN SOUTHWEST FLORIDA

As realtors immersed in the Bonita Springs/Estero real estate market, the Boeglin Team has a pretty good sense of the direction of activity and sale prices.  It has been our collective “sense” that activity has been on the rise; single home sale prices have flattened out; and condos have continued to decline in price.  With the 1st quarter of 2010 concluded, I decided to run my own statistical review of how the 1st quarter of 2010 compared to the 1st quarter of 2009.

Statistics vary from community to community.  However, for the Bonita/Estero market as a whole, the Sunshine Multiple Listing statistics bear us out.  Here are the particulars: 

  • The number of single family home sales (211 vs. 161) was up 31% from 2009 to 2010;
  • The average sale price of a single family home was actually up 13% to $428,851 vs. $379, 614 a year ago;
  • On a square foot basis, sale prices were up a more modest 2% from $178 to $182, indicating buyers have been purchasing smaller single family homes this year.
  • The number of condo sales  was up by a whopping 72% quarter-to-quarter, from 149 last year to 252 this year;
  • However, the average sale price of condos was down 9%–$219,755 in 2010 vs. $240,877 in the 1st quarter of 2009.
  • On a square foot basis, sale prices were down the same 9% to $136 in 2010.

What does this direction tell us?  It tells me that potential single family home buyers better “make their move” pretty soon, or they may miss the bottom.  For condo buyers, the decline in prices has slowed but a slow “drift” continues.  However, as the frantic pace of condo sales continues, the laws of supply and demand may soon reverse this price direction as well. 

Effective today, new federal rules apply to short sales and pre-foreclosures that are intended to facilitate the sale of some of the distress homes that have been weighing down the market.  It will be interesting to see if these new rules succeed in accelerating this process in the next couple of years.
