She got seller financing. This is where the seller agrees to be the bank and they will allow you to make the payment and then when you can get regular financing then you just refinance.

The great thing about Seller Financing is the Title changes into your name. So you technically own the home and qualify for the tax credit.

Also, your monthly payment go towards lowering your principal so you aren’t throwing away your money like you do when you rent.

I was just asked a question from a future first time home buyer.

“I am looking to buy a home in the next couple of months, and I am a first time home buyer.  Which specific areas would you recommend the highest?  I don’t mind not being right in the middle of everything.”

Well that is a tough question…. I feel every city in Utah has great potential for making money and awesome home prices. So I can’t really pick a certain area that I recommend. I do LOVE the southern end of the Salt Lake Valley. This is where I live and I feel is a great area to live. But all of Salt Lake is a great place to live. 

I think one aspect of where you decide to buy is how far to you want to commute to work and if you have family in town, how close do you want to be to them? These questions have been deciding factors of where buyers want to live.

One other factor is the price range you want to stay in. If you can only afford $150,000 then you will have a hard time finding a home on the East Bench.

Major Victory on Home Buyer Tax Credit- Great for Utah!

Congress today approved legislation that will extend the first-time home buyer tax credit beyond its Nov. 30 deadline and expand it to a wider group of home buyers.

The legislation, which will be signed into law shortly by President Obama, will extend the $8,000 credit for first-time home buyers for sales contracts entered into by April 30, 2010 and closed by June 30.

Further, it has been expanded to include a new $6,500 credit for owners of existing homes who are purchasing a new primary residence. An existing home owner can claim the $6,500 tax credit if they have been residing in their primary residence for five consecutive years out of the last eight.

Yeah!!! This is so exciting. Now more than ever, it is a great time to buy as a first time home buyer!!! And now a homeowner that has lived in their home for 5 years.

FYI: The senate has said “This is the last extension of the home buyer tax credit. Tax credits like this only work by creating the sense of urgency to take advantage of it, and to bring the market back”

Well the word on the street is it will be extended until April 2010. So, 1st Time Home Buyers that didn’t take advatage of this tax credit should be EXCITED!!!!

When I get the final word that it is for real I will post it ASAP.
